For those who have never lived in Cyprus, we give a brief explanation. The floor that is closest to the ground (i.e. to the foundation), the first floor is called the ground floor. So, firstly, the ground floor has a lot of advantages. At the same time, it does not have a very high cost, which is an additional advantage.
Pluses and minuses of the first 5 floors
The interval from the first floor (in our opinion, the second floor) to the fifth floor is quite popular. It is a kind of golden mean, as it combines the advantages of the first and last floors.
So, from the second or third floor, you can get a good view, especially if the neighborhood is located near low-rise buildings, the house is located on a hill or stands on the first shoreline. In this case, open terraces and panoramic windows only enhance the effect.
The second big advantage is the relatively small distance from the ground. This is important for houses that do not have an elevator - it can be difficult for certain categories of people to walk upstairs. In addition, some residents feel uncomfortable without "ground under their feet" if there is a great distance from the ground. And on floors 2-5 there are no such problems.
Hint: apartments on the "middle levels" are easier to sell and rent. So, if you plan to acquire Aa property not for yourself, but for investment and earnings, it is best to consider these options.
From the minuses, it is worth noting the possible (but not necessary) probability of noise and dust from the roads, which will rise just to the level of 4-5 floors. This depends on both the neighborhood and the building itself. For example, if it has a private closed territory, the problem will disappear by itself.
Also in apartment buildings, residents of "middle" floors have many neighbors: to the “sides”, from "upper" and “lower" floors. Certainly, good noise insulation solves the matter, but for some people, it is extremely important to have a high level of privacy. In this case, you can consider the complexes of the club-house format (with a small number of apartments) or those where there are no more than 2 per floor.
Advantages and disadvantages of floors 6-14.
In Cyprus, a 10-story building is already considered a skyscraper, especially in cities where high-rise development is not yet developed (Paphos, Larnaca). Many houses have only 3-6 floors. This applies not only to the secondary housing market but also to new buildings. Therefore, everything above the 6th floor in Cyprus - is a kind of specialty, and there are not so many such apartments on the island.
Floors 6-14 have excellent views. Even if the new building is located on the 2nd and 3rd coastline, then, provided it is on an elevated position, the sea or mountains will be visible from the windows of the apartment. Depends on which side the windows face.
Usually new buildings above 6-7 floors have an elevator, so the difficulty of getting into the apartment is eliminated. In addition, the dust from the street does not reach this height, and the noise is much lighter.
The distance from the ground is still relatively small. Many people feel completely at ease at this height. The demand for apartments near the 10th floor is also quite high, so it will not be difficult to rent or sell them.

The advantages of such real estate are many. This is a high level of privacy, excellent views, a sense of boundless space, ease of access (there are necessarily several elevators), plenty of daylight, and comfortable temperatures in summer and winter.
Penthouses are particularly chic. The offer complete privacy, large spaces for living and recreation, the most beautiful views, sometimes - a second tier with a private garden, swimming pool or jacuzzi. In fact, penthouses can be considered villas under the clouds - so well it feels like a retreat.
Only personal intolerance to being at altitude can be considered a significant disadvantage. There are people who experience dizziness, increased anxiety, sleep problems. In this case, the upper floors should be avoided.
Note that apartments on the upper floors are characterized by high prices. You can clearly see the difference on the example of the Trilogy complex in Limassol:
- 2-bedroom apartment on the 3rd floor - 800 000 euros;
- 2-bedroom apartment on the 23rd floor - 1 350 000 euros.
At the same time the area of both apartments is approximately the same. The excess amounted to 550 thousand euros, that is, almost 70%. For elite high-rise new buildings in Cyprus is a normal phenomenon.
