Why is it better to buy property in Cyprus in winter?

Почему недвижимость на Кипре лучше покупать зимой

It turns out that there are a lot of factors in favor of buying a home in Cyprus in winter.

Reason # 1: a good choice to see the winter climate

The climate of Cyprus and the weather at different times of the year are unusual for foreigners. Especially when there is winter here.

Perceptible cold weather begins on the island from mid-November and persists until February. On the coast, the temperature at night can drop to +5 degrees, but during the day the average temperature reaches about 10-15 degrees. In the mountains, you can see a lot of show in winter.

Don't forget about winter precipitation in Cyprus: December, January and February are permanently rainy. This increases the humidity of the already humid air. Some people find this climate difficult - therefore, before living in Cyprus, it is recommended to get acquainted with the Cypriot winter.

Spring on the seaside is no less strange: the air warms up to 20+ degrees, the sea also quickly warms up. But the damp and cold wind blows until the end of May. And if there are cracks in the apartment or house, there is a risk of living with terrible drafts.

Reason number 2: the true state of the apartment or house

Drafts are not the only thing that can show up in a house. Dampness and mold are enemies that show their "face" in winter.

And this is not only about cheap housing. Even in the comfort class, you can find high humidity, drafts and poor ventilation.

And even during the rainy season, it is convenient to check the house for leaks, for the effectiveness of drainage channels, etc. In the summer they don't pay attention to this, but in the winter everything becomes obvious.

You can also see how well the housing keeps warm. If it cools down quickly, then in winter you will have to spend a lot of electricity (and money) on heating the rooms.

Если вы планируете купить жильё в предгорье или в горах Кипра, надо позаботиться о том, чтобы вы всегда смогли выехать и въехать обратно. Для этого нужно иметь машину с полным приводом или «обувать» её цепями антискольжения.

Of course, there are no such problems in business and elite class housing. But there is another nuance. Oddly enough, this is a view from the window. Autumn and winter dramatically change the face of the Cypriot landscape. And sometimes it can be too boring.

Reason # 3: road conditions

The quality of roads, traffic jams, condition after rains - all this is easier to pay attention to in the winter season. This is especially important for intercity routes passing through the mountains. There are landslides and snow.

If you are planning to buy a home in the foothills or in the mountains of Cyprus, you need to make sure that you can always go everywhere by car. To do this, you need to have a car with four-wheel drive or anti-slip chains.

Reason # 4: close acquaintance with the area

The area and the view from the window, which you may like so much in the summer, can seem very unattractive in the winter. It sounds strange, but many newcomers are really disappointed in the place where they live.

Not only does something external change, but also something internal. Life in some areas of Cyprus seems to freeze when the flow of tourists decreases. It becomes quiet (too quiet for some people) and even sleepy.

Reason # 5: lack of entertainment

In the warm and dry seasons, there is plenty of entertainment in Cyprus: the beach, sea adventures, hiking and picnics, sightseeing trips. But in winter, some of these things become inaccessible.

You cannot swim in the sea - the water is cold and there are often storm warnings. Many rentals, sports and other activities take a break for the winter season and simply do not work.

The same applies to the cultural program: life is in full swing from April to November. And in winter everything is quiet, calm... even boring. Tourists rarely come. Big events are Christmas and the carnival (lasts 10 days from late February to early March).

This is not to say that there is absolutely nothing to do in Cyprus in winter. But you should definitely look at the slow pace of life - especially if you plan to move here to live.

Reason # 6: cheap and easy flights

Now more and more people are choosing the remote purchase of real estate. It is convenient, practical and safe during a pandemic. Nevertheless, there are also many who want to personally see the future housing in Cyprus. And for them, visiting Cyprus plays an important role - sometimes more than once.

In winter, both tickets and accommodation in hotels and rented apartments are cheaper. There are also no creepy queues and crowds at airports. Everything goes quickly.

Reason # 7: investment justification

For those who buy rental housing in Cyprus, it is also important to take a look at the selected area during the off-season. It may well be that a location that is busy in summer turns into an unclaimed "dead zone" by winter.

To prevent an apartment or house from being empty, it is worth making sure that the infrastructure around is functioning in winter: there are open cafes, bars, entertainment, sightseeing points, etc. This applies to both long-term and short-term rentals.

Reason # 8: there is time to prepare for the move

If you want to spend the high season in Cyprus in your apartment, then you should start in advance. The choice of real estate, the collection of documents, checks, transactions, paperwork - all this takes time. If you start in the winter, then in the summer you will already be the rightful owner of a home in Cyprus.
