1. Good geographical position and pleasant climate

It has already been said that there are a variety of attractions nearby. But you should not limit yourself - it is easy to get to the sights of Larnaca and Nicosia.   1. medieval monasteries and cave chapels;
  2. amazing nature - both on the coast and in the mountains;
  3. wineries;
  4. museums of folk life;
  5. unique and very colorful villages;
  6. cafes and taverns with national dishes, as well as meze.

All this can be examined very carefully. Only at first glance it seems that Napa is small. In fact, to immerse yourself in the local life and learn a lot of interesting things about the area, it will take almost a whole year.

It is curious that luxury real estate has almost caught up with housing in Paphos and Limassol. However, not luxury options are still readily available for purchase.

For example, in Ayia Napa itself and in Ayia Thekla, you can find a house at an average price of 1.5 thousand euros per 1 m2. This is an excellent value, especially considering that the area is about to begin to be actively built up, real estate will definitely rise in price.


8. Profitable to invest in real estate

It is curious that the demand for real estate in Ayia Napa is slowly growing. Firstly (and it has been so for a long time), it is very profitable to rent housing here for short-term rent. Demand among tourists is always high, especially during the "hot season". As a rule, those who rent an apartment or house to tourists in Napa, then quietly live on this income for the rest of the year - until the next season.

Secondly, the pandemic and a sharp increase in the growth of remote workers and freelancers have made Ayia Napa an ideal place for those who are tired of the city and want to temporarily (six months to a year) live by the sea. Preferably away from the hustle and bustle of the city. Therefore, long-term rent, which used to be not held in high esteem here, suddenly began to gain momentum.

Finally, investors paid attention to the location. The comfortable resort still does not have enough fashionable projects! 9. Cons of buying property in Ayia Napa

Here we have collected exactly those disadvantages that people who come to live in Ayia Napa most often complain about:

  1. Not always suitable for an active life. Yes, it is quite noisy here in summer, and very quiet in winter. If you do not plan to travel outside of Napa, then it can be boring and even somewhat uncomfortable here.
  2. Expensive real estate - compared to other areas in the controlled part of the Famagusta district. Indeed, villas in Ayia Napa are more expensive than in Paralimni and Protaras. Despite this, you can always carefully search and find the option that is perfect for you.
  3. Few cultural entertainment and educational institutions. And again about the inconvenience for permanent life: there are few private schools and kindergartens in the vicinity. In addition, foreigners sometimes have to resolve issues exclusively through the capital of Cyprus - Nicosia. This means that you will have to spend time on the road, albeit not constantly. Also, there are no theaters in Napa, films are usually shown in the open air areas. The range of entertainment here is very limited.
  4. It is not very easy to find a job, especially for a foreigner. If you are thinking about a business here, then some industries may seem promising, but, due to the underdevelopment of the area, they will not be in demand.
