Larnaca is a quiet and calm port city on the southern coast of Cyprus, which is growing and changing very fast.

High-rise buildings are being erected here and luxurious historical buildings of the colonial era are being restored, pedestrian squares in the center are being renovated, new roads are being built in the suburbs, parks and other public places are being opened.

Here are several projects that will make the city even more beautiful and convenient.

Since the spring of 2022, Larnaca has become the second most popular destination after Limassol for the relocation of businesses and employees of large ΙΤ and investment companies. 5 years ago it was hard to imagine.

Larnaca Marina and central promenade

Larnaca Marina, a project that will radically change the face and status of the city at the international level, is already under construction.

There was only a small fishing pier until 1973. It was run by the Cyprus Tourism Organization until 1977. In 2022, Larnaca Marina was taken over by a private company, Kition Ocean Holdings Ltd.

A plan for the reconstruction and expansion of the port of Larnaca has been approved, which is estimated at 1.2 billion euros, which is the largest investment in the history of Cyprus.

At the end of October 2022, the renovated port and marina were inaugurated. The marina already has a port management building, the first restaurant, a cafe, a small amusement park and several retail outlets.

In addition, the marina has upgraded walkways and street lighting. For those wishing to take a walk, there is convenient access from the Finikoudes promenade, as well as new free parking for 150 places.

Approximately 5 years after the completion of the first phase of this project, the construction of new residential buildings and additional infrastructure will begin.

The grandiose project is divided into 4 phases:

  1. First of all, the port and the marina were connected with the coastal zone of the city: the main Finikoudes promenade and the road to Dhekelia.
  2. Further, in about 5 years, multi-storey residential buildings, shops, entertainment facilities and a hotel will be erected.
  3. At the third stage, the construction of a futuristic residential complex will begin, including apartments and a restaurant. Another hotel, business premises and a large complex of luxurious private villas with berths for private yachts will be built. Further, the infrastructure of the marina will be expanded: repair shops for yachts, an electrification substation ΑΙΚ, as well as storage facilities for equipment for yachts.
  4. At the end of the project, another luxury complex with villas, a number of commercial and residential buildings, as well as additional warehouse space will be built.

It should be noted that Kition recently also updated the lifeguard booths at Finikoudes. Now these are aesthetic designs made from natural materials.

Behind Finikoudes, next to the Jami Kebir mosque, the square was also updated.

To the right of the marina, along the Piyale Paşa embankment, there is an active reconstruction of the colorful Turkish Cypriot buildings of the mid-20th century.

After the reconstruction of buildings, the Skala area will also be supplemented with new parks and squares.

Residential complex NAOC

At the end of the Piyale Paşa embankment, just 10 meters from the seacoast, an elegant new generation residential complex - NAOC - will be built. It will consist of two 13-story towers: Apollo and Poseidon. Translated from Greek, ναός means "temple". All 26 residences of the complex will have a bi-spoke architectural design. Spacious apartments are equipped with the latest technology. From the windows of the apartments you will have a breathtaking view of the Mediterranean Sea and historical Larnaca.

As expected, two underground floors of the buildings will house private parking for residents with 32 spaces (including 6 for people with disabilities).

The first three floors of the buildings will be a communal area. They will be used for shops, spas, offices, restaurants and bars. On the third floor there will be an outdoor swimming pool for guests. From the fourth floor, the buildings will be divided among themselves into 2 towers, where 26 luxury apartments will appear. All residences are equipped with the latest technology, and they will offer stunning sea views.

Residents will be provided with round-the-clock security and a concierge, whose task is to resolve all maintenance issues.

The cost of the project is estimated at 14 million euros. They promise to build skyscrapers within two years.

Radisson hotels in Larnaca

Two bright projects under the label of a global brand have already managed to completely and irrevocably change the look and mood of the city, but since they can be considered fresh and continuously developing, we boldly include them in our list.

The first Radisson Blu is located in Larnaca downtown, 7 km from the airport and 2 km from Finikoudes. It has 106 rooms for business or leisure guests. A modern 16-storey hotel with luxurious rooms, gourmet restaurants and bars, it stands out from the rest of Larnaca's buildings.

The Larnaca market project was planned to be completed in 2020, but due to the pandemic and interruptions in the supply of materials, the opening was postponed. At present, the project is in the final stage of implementation. It should be noted that this will not be just a market, but a stylish and modern public space with cafes, a park of trees and aromatic plants inside. Until then, it looks like this.

The cost of the project is estimated at 5.9 million euros. The new Larnaca Municipal Market is being built on the site of a car park in the historical center of the city, which has been in operation since 1996, when the old Municipal Market was demolished.

The area of ​​the new market will be 2,000 m2, of which 1.2 thousand m2 will be given over to green spaces. The project is two-level. On the first level, on an area of ​​700 m2, two dozen shops, an open-air market and an information center will open.

Four cafes and a gallery for exhibitions are planned on the mezzanine. At the top of the building there will be a terrace with a seating area, a roof garden with aromatic plants and three bars. The project also includes a 6-level parking for 180 spaces.

Renovated Zuhuri Square

Most recently, the modernization of Zuhuri Square, located a few steps from the municipal market and the famous Church of St. Lazarus, has been completed. One of these days the square will be opened for visitors. It is expected that the place will become one of the main points of recreation for citizens. For added convenience, restaurants will open on site.

Zuhuri is a well-known Turkish Cypriot attraction in Cyprus, a former Muslim religious center that has fallen into disrepair over time.

Previously, shops were located on the territory of the square. During the repair, the contractor restored the courtyard and the old market, the mosque building and the guest house, and also updated the facades of the historical complex.

Modernization of the coastal zone in the Dhekelia road

After the long-awaited completion of the relocation of oil storage facilities in the suburbs of Larnaca, about 3 km of the coastline is waiting for a fantastic transformation. Today it is the largest and most picturesque building plot in the entire Mediterranean. In turn, Larnaca has excellent prospects for further expansion.

The new multi-million dollar project includes the creation of a boardwalk along the Larnaca-Dhekelia road leading to Finikoudes, a public linear park that spans part of the coast.

In addition, the authorities plan to put in order the canals flowing from Livadia and the Archangelos - Kamitsis River, which is located near Jumbo.

The municipality plans to create a garden city "Akrolivada" on the vacated land, as well as to build up the territory with residential and tourist complexes.

It is expected that the Larnaca-Dhekelia highway will also be upgraded. At the same time, today it is in a fairly good condition, there are no traffic jams here, and there is a developed infrastructure along the way.
