Since 2013, the island of Aphrodite has been actively developing with beautiful high-rise buildings offering panoramic views of the Mediterranean Sea.
This is atypical architecture for an island nation, but demand creates supply. Modern giants have forever changed the appearance of Cypriot cities.
Limassol, in particular, has the highest number of skyscrapers. The most impressive ones include
- the residential tower One, with 37 floors and located approximately 20 meters from the Mediterranean Sea;
- Trilogy Towers, which consists of three towers, one of which reaches a height of 190 meters and has 39 floors;
- Neo Towers, which has one tower with a maximum height of 173 meters and 43 floors.
Limassol, the financial center of Cyprus, has surpassed even the capital, Nicosia, in terms of skyscraper construction. It is now home to over 10 skyscrapers. The most remarkable among them is a mixed-use skyscraper called 360, towering at a height of 135 meters and located on the busiest street in Nicosia. It was built in 2020. In Larnaca, the construction of the grandiose 22-story QN Kition tower, located in the central part of the historical city center, is still ongoing.
Individual buildings have gained popularity beyond the country's borders, and even characters in the form of skyscrapers have appeared at the annual carnival in Limassol. This is how locals joke about the new trend. However, firefighters have a different perspective on the situation. There is a significant difference between extinguishing a fire in a five-story building and on the top floor of a skyscraper. Fire safety in skyscrapers instills both awe and fear worldwide. Such grand and majestic projects are also the most complex and expensive in terms of emergency preparedness.
Buildings taller than 30 meters are already considered skyscrapers in Cyprus. However, it was only in 2019 that Cyprus acquired a fire platform with a ladder of 60 meters. The length of a standard rescue ladder is 32 meters. Apparently, there is no reliance on elevators.
Fire safety regulations
Skyscrapers in Cyprus are built in accordance with European fire safety regulations, and requirements are regularly updated with the development of modern technologies. It is evident that protecting high-rise buildings requires more than just installing sprinklers and alarms. A high-quality mechanical structure is essential. Skyscrapers require particularly meticulous adherence to fire safety measures since evacuation takes much more time in case of an incident. The safety level of residents directly depends on the quality of the rescue system's construction.
To prevent fires in high-rise buildings, special non-combustible materials are used, such as fire-resistant paint that does not crumble or produce dust, noise and thermal insulation, construction blocks, and more. Each room is equipped with fire extinguishing points throughout its perimeter, as well as a piping system with large pumps for firefighters and small pumps for sprinkler systems. In the event of a fire, the sprinklers create a downpour, creating a water curtain in the corridor. In case of a fire, standard protection measures are employed, including fire escape stairs, spacious corridors, additional fire lifts, and exits.
All skyscrapers are equipped with devices that assist firefighters in emergencies, such as spare high-speed elevators and autonomous stations located on specifically designated technical floors.
If you take a closer look, all modern towers are equipped with backup staircases, automatic fire detection systems, alarms, emergency lighting systems, water stations, and automatic sprinkler systems.
Moreover, skyscrapers undergo more frequent inspections than medium-rise buildings. Construction supervision teams carefully monitor compliance with fire protection installation standards at every stage of building construction.
Statistics show that the loss of life in case of a fire in high-rise buildings is minimal
Even after the completion of construction, fire inspections carefully check the level of safety of these objects and the functionality of all protective structures.
By the way, a fire extinguisher or even multiple fire extinguishers should be present in every room. This will allow for quick control of the spreading fire before the arrival of the fire brigade. Individual evacuation systems, widely used in industrial mountaineering, are also prevalent today. It may sound unreal, but there are people whose daily work is associated with conquering heights. Skyscrapers in Cyprus are typically built with the expectation of increased interest from foreign investors. Buying a new building allows obtaining permanent residency for the whole family through an accelerated program. And by purchasing a new building in an ultra-modern project during the construction phase, investors can save up to 40% of the final cost. Moreover, developers themselves save the island's land resources by utilizing small plots of land and constructing multi-apartment towers on them.
In 2024, developers in Cyprus did not submit applications for the construction of skyscrapers. Perhaps the trend has faded away along with the closure of the infamous "golden passport" program. However, it should be acknowledged that this period in the history of architecture has been one of the brightest and most significant, and construction technologies, including fire safety technologies, have reached a new level.
