The right of permanent residence in Cyprus, i.e. permanent residency (PR), can be obtained in various ways. However, the simplest and fastest is the purchase of real estate worth from €300,000. In this case, not only the buyer but also their family members have the right to obtain Cyprus PR on an accelerated basis.




Conditions for Obtaining Cyprus PR


A Category F residence permit, commonly referred to as permanent residency, allows the holder to stay in Cyprus for any length of time. The main requirement is to visit the island at least twice a year and not be absent for more than 2 years. Cyprus PR implies visa-free travel across EU countries and the Schengen area.


The Category F permit is easiest to obtain by purchasing property worth from €300,000. In this case, PR is granted not only to the owner but also to their family: parents, spouses, parents of spouses, and children up to 28 years old.


There are several conditions and restrictions to consider:


  1. the property must be new, meaning resale properties do not qualify for the simplified PR process
  2. the price must exceed €300,000 excluding taxes, with at least €200,000 paid upfront in a single payment (the remaining amount can be financed through a mortgage)
  3. the applicant must confirm income from abroad; this requirement also applies to accompanying family members
  4. all applicants must have no criminal record
  5. the buyer must deposit at least €30,000 in a Cypriot bank


The simplified PR application procedure for property buyers in Cyprus takes several months. There is no requirement to pass language exams in the official languages (Greek or English).
