The Department of Lands and Surveys has published the latest data on property sales in Cyprus to local and foreign buyers for March 2026.
According to official statistics, the Cyprus real estate sector continues to recover actively.
Property sales in the domestic market
Property sales in the domestic market increased by 16% in March 2026 compared to the same month in 2025. A total of 866 sales contracts were signed, compared to 817 a year earlier.
Looking at Cyprus cities, the figure increased by 4% in Limassol, by 23% in Larnaca, by 30% in Nicosia, and by 39% in the free areas of Famagusta, but decreased by 30% in Paphos.
In turn, during the first three months of 2026, local residents purchased 2,665 (+8%) properties compared to 2,466 a year earlier. In Paphos, sales declined by 13%, while in other cities they increased: by 9% in Limassol, by 13% in Nicosia, by 66% in the free areas of Famagusta, while in Larnaca the figures remained unchanged.
It should be noted that the actual sales figures in this category include a number of “non-sales” agreements, such as loan restructurings, repossessions, and debt-to-asset swaps agreed between banks and borrowers who failed to meet their obligations as part of banks’ efforts to reduce their non-performing loan portfolios. Unfortunately, the Department of Lands and Surveys does not publish these figures separately.

Property sales to EU citizens
As for transactions involving EU citizens, they increased by 30% compared to March 2025, from 183 to 238. Sales rose in all cities of Cyprus: in the free areas of Famagusta (+36%), in Nicosia (+16%), in Larnaca (+18%), in Limassol (+73%), and in Paphos (+11%).
From January to March 2026, the volume of transactions with foreign buyers increased by 25% year-on-year, from 538 contracts to 675. Positive dynamics were recorded in all cities of Cyprus except the free areas of Famagusta (-25%). Sales increased by 24% in Nicosia, by 27% in Larnaca, by 30% in Limassol, and by 35% in Paphos.
Property sales to non-EU citizens
Property sales to third-country nationals in March 2026 increased by 17% compared to the same month in 2025 (494 versus 424 transactions). Growth was recorded in all cities of Cyprus except Paphos (-10%). In particular, transactions in the free areas of Famagusta increased by 129%, by 38% in Nicosia, by 40% in Limassol, and by 4% in Larnaca.
In the first three months of 2026, sales to foreign buyers increased by 21% compared to the same period last year (1,369 versus 1,133 transactions), with positive growth recorded in all districts. Sales in the free areas of Famagusta rose by 54%, in Paphos by 52%, in Nicosia by 18%, in Limassol by 26%, and in Larnaca by 19%.
The latest sales data highlights the continued importance of buyers from both EU and non-EU countries, who account for 43.4% of all property sales this year. In Paphos, buyers from EU and non-EU countries combined purchased more than twice as much property as Cypriots.
Overall, the March results underline the resilience of the Cyprus real estate market, with strong demand from both domestic and international buyers supporting further growth.
