Top 10 trends in architecture and design in Cyprus

Cyprus is a true Mediterranean paradise with a mild climate and an attractive investment market. As a result, it remains popular with both local and foreign property buyers. In recent years, new trends in property construction and design have emerged on the island to reflect changes in society. Of course, there are many more than 10, but we will discuss the most important ones below in as much detail as possible.

1. Energy efficient houses

Energy efficiency has become an important factor when choosing a home in Cyprus. With rising energy prices and environmental concerns, buyers are increasingly opting for homes that have been designed with energy efficiency in mind. This not only reduces energy bills but also helps to reduce the homeowner's carbon footprint.

Note: All new buildings in Cyprus are required to have an energy efficiency rating of at least B, while homes in the Comfort+ class and above are usually rated A to A++.

Older houses in Cyprus are designed to stay cool in hot weather, i.e. summer. In winter, however, these houses can get very cold, with room temperatures dropping as low as +15 degrees Celsius. There is also no central heating, and heating with electrical appliances (air conditioners and heaters) is very expensive. This is due to the high cost of electricity in Cyprus.

Modern buildings are already built with the problem of winter cold in mind. Energy efficient homes in Cyprus include high quality insulation, modern double or triple glazed windows and the use of heat resistant materials to help maintain a comfortable indoor climate without wasting resources. Local developers are actively implementing innovative solutions to improve energy efficiency, such as heat recovery systems and energy management technologies.

2. Harnessing solar energy

Solar energy has become the hallmark of green building in Cyprus. The island's favourable climatic conditions allow for the efficient use of solar panels for both electricity generation and water heating in residential buildings. More and more developers are looking to equip their properties with solar panels and collectors, increasing the energy independence of new buildings.

Rooftop solar is becoming the standard for modern villas and apartment blocks. They significantly reduce running costs and also demonstrate a real concern for the environment. This approach makes new Cypriot property even more attractive to foreign buyers who are increasingly interested in eco-friendly solutions.

3. minimalism in interior design

Minimalism in interior design has become a prominent trend among property owners in Cyprus. This style is ideal for the Mediterranean climate as the minimalist approach helps to create light and airy spaces that enhance the natural beauty of the surroundings.

Clean lines, neutral colours and the use of natural materials such as stone and wood have become the main elements of interior design. Furniture with laconic shapes and a minimum of decoration helps to maintain a sense of spaciousness and freshness. Large panoramic windows with "continuation", i.e. with an open terrace, are also used. This approach is not only aesthetically pleasing, but also functional, as minimalism requires less maintenance. It can also be designed without the help of a designer.

Note: New buildings in Cyprus are usually sold 'turnkey', i.e. with finishes. And the majority of residential properties are designed in the minimalist style.

4. Villas with infinity pools

Luxury villas with infinity or lap pools in Cyprus continue to be the focus of wealthy buyers, both local and foreign. The island attracts those seeking a combination of exclusivity, comfort and privacy. Large 'shoreless' pools not only emphasise the status of the owner, but also become an important part of the lifestyle. They create the effect of an endless horizon, adding luxury and aesthetics to the overall look of the property. There is also a growing demand for eco-pools, which minimise the use of chemicals to purify the water.

5. Sea View Apartments

Sea views are one of the most sought after features of property in Cyprus. Apartments and villas with panoramic views of the Mediterranean Sea are always in high demand by buyers, especially in the major popular coastal towns (Limassol, Paphos and Larnaca).

Many new developments are designed to maximise the sea views from each apartment. Large floor-to-ceiling windows, spacious terraces and balconies allow owners to enjoy picturesque sunsets and seascapes right from their homes. Such properties not only offer comfort and prestige, but are also a profitable investment as the sea view significantly increases their market value.

6. Smart homes

Smart home technology has become an important part of the modern property market in Cyprus. Control systems for lighting, temperature, security and multimedia devices are becoming standard in new residential projects. Smart technology allows all the functions of a home to be controlled via a smartphone or tablet, which is particularly convenient for property owners who travel frequently or use their home as a holiday destination - in other words, who are away from home for long periods of time.

Smart home systems also contribute to energy efficiency by helping to optimise the use of resources. For example, lighting control systems can automatically turn off lights in unoccupied rooms, and thermostats can maintain optimal temperatures without wasting energy.

7. Mixed-use developments

Mixed-use developments are becoming increasingly popular in Cyprus. These projects combine residential and commercial space, offering residents not only apartments but also a wide range of services within the complex, from supermarkets and cafes to gyms and kindergartens.

Such complexes offer convenience, attracting families, young professionals and international buyers who want to minimise the need to travel away from home for their daily needs. Developers are also looking to create mixed-use spaces that meet the needs of both residents and the local community.

Examples of such complexes are becoming increasingly common. In Limassol, for example, these include:

  1. Blu Marine, with chic swimming pools and superb leisure facilities;
  2. Del Mar with unrivalled sea views and large terraces;
  3. Infinity Towers with towering above-ground pools;
  4. NEO - a huge complex with everything you need not only to live and relax, but also to work;
  5. Trilogy - three towers with an oasis and offices.

In Nicosia, mixed-use developments include:

  1. 360 Nicosia - an incredible skyscraper with stunning city views in the heart of the Cypriot capital;
  2. City Gardens - another tower at the heart of the city's infrastructure;
  3. Central Park Residence - the sister of the two previous projects;
  4. The Landmark - a hotel, office and residential complex;
  5. The White Walls - one of the first projects in the capital with 'built-in' green walls.

In Paphos, Aphrodite Hills (a golf resort, spa centre and luxury residential development) and Soho Resort, which remains the tallest building in the city, are particularly noteworthy.

In the Famagusta area, attention is drawn to the resort complexes, which resemble mini-cities - so well thought out is their internal infrastructure. These are Ayia Napa Marina and Paralimni Marina.

In Larnaca, multifunctional complexes include Larnaca Marina, Horizon Towers and some complexes in the modern Mackenzie district (e.g. Elite Tower).

8. Eco-design in architecture

Eco-design has become an important trend in contemporary Cypriot architecture. The use of environmentally friendly materials and technologies not only improves the quality of life for residents, but also reduces the negative impact on the environment. For example, local materials such as natural stone are increasingly being used in construction, which not only blends well with the landscape, but also helps to maintain a comfortable indoor temperature.

Eco-design also includes the incorporation of greenery into architecture: 'green' roofs, vertical gardens and planted terraces help to improve the microclimate, increase biodiversity and create a more comfortable living environment. Green building standards are increasingly common in Cypriot projects.

9. Restoration of old houses in historic centres

The restoration of old houses in the historic centres of Cypriot cities such as Limassol, Nicosia and Larnaca is becoming increasingly popular. It preserves the architectural heritage by giving new life and modern functionality to old buildings.

The renovation of old buildings attracts the attention of those who appreciate unique architecture and history. These projects usually focus on preserving authentic elements, such as original brickwork or wooden windows, combined with modern amenities. Once restored, historic homes often become not only comfortable places to live, but also a source of pride for their owners.

Investing in the restoration of buildings in historic districts also has long-term benefits, as such houses are in demand by those who appreciate the unique style and atmosphere of old neighbourhoods. In many cases, old buildings are converted into boutique hotels. In such cases, renovation helps to revitalise the local economy, creating new jobs and attracting tourists.

10. The trend towards townhouses

Townhouses are becoming increasingly popular in the Cyprus property market, especially among families and young professionals. This type of housing is a compromise between a private villa and an apartment in a block of flats. Townhouses and maisonettes offer spaciousness and autonomy, making them ideal for families with children or those who prefer a more secluded and tranquil lifestyle.

Modern townhouses in Cyprus are usually located in gated communities with shared amenities such as swimming pools, barbecue areas and children's playgrounds. This combination of privacy and communal facilities attracts buyers who wish to enjoy all the benefits of country living without losing the accessibility of urban infrastructure.

Townhouses are also popular due to their relatively affordable price compared to villas, making them attractive to those looking for more space at a reasonable price. These houses are often purchased both as permanent homes and as investment properties to be rented out - especially by foreign buyers looking for a stable investment in Cyprus.

The Cyprus property market is actively evolving, with new trends reflecting buyer preferences and global trends. From energy efficient technologies and smart homes to the renovation of old buildings and the construction of modern townhouses, Cyprus continues to attract the attention of both local and foreign investors. These trends show that the Cyprus property market is ready to adapt, offering buyers a high quality of life and a variety of investment opportunities.
