Roof of Abandoned House Collapses in Central Larnaca

Another incident in Larnaca has drawn attention to the issue of abandoned and dangerous buildings in Cyprus. On Thursday, May 21, the roof of an old vacant house collapsed in the Sotiros area. The incident triggered a large-scale response from emergency services, police, and municipal authorities.

The fire service received the emergency call at approximately 16:39. Specialized response teams immediately arrived at the scene. Rescuers searched through the debris, fearing that people or homeless individuals — who had reportedly entered the abandoned structure from time to time — might have been trapped inside. Fortunately, no one was injured.

Why the Situation Caused Serious Concern

The incident occurred in a residential area where several other old buildings are located рядом with the damaged house. After inspection, authorities confirmed that a neighboring building had previously been declared hazardous, but its owner had still not begun demolition work.

Angelos Hadjicharalambous, head of the Larnaca district administration, stated that the situation demonstrates the scale of the problem of unsafe housing in the city and surrounding district. According to him, many old buildings remain neglected for years, and some are not even included in official registries of dangerous properties.

This was exactly the case with the house whose roof collapsed — information about the building was missing from archives transferred to the new municipal structures after the local government reform. Following the incident, the street around the building was closed for residents’ safety, while коммунальные services began clearing the area and preparing for the controlled demolition of two neighboring structures.

Larnaca Faces a Large-Scale Problem with Aging Buildings

Larnaca Mayor Andreas Vyras acknowledged that the city is dealing with a huge number of potentially dangerous buildings. According to him, it is practically impossible to fully monitor the technical condition of thousands of structures. Even buildings that appear safe externally can suddenly begin to collapse due to age, moisture, and lack of maintenance.

The problem is especially severe in the historic districts of Larnaca, where a large number of old residential buildings still remain. Many properties have stood empty for decades, while their owners have neglected repairs or reconstruction. Against the backdrop of the city’s active construction boom and large-scale urban redevelopment, the issue of unsafe buildings is becoming increasingly urgent.

Municipal authorities emphasize that the efforts of local administrations alone are insufficient. Solving the problem will require a state-level program, additional funding, legislative changes, and stricter control over owners of hazardous properties.

Why the Issue of Unsafe Buildings Is Becoming Increasingly Important for Cyprus

In recent years, Cyprus has increasingly focused on the safety of old buildings, especially in Larnaca, Nicosia, and Limassol. Following the local government reform, part of the responsibility for monitoring dangerous properties was transferred to district organizations. However, mechanisms and resources for quickly addressing the issue remain insufficient.

Experts note that many abandoned houses pose not only a risk of collapse, but also become shelters for homeless individuals, centers of unsanitary conditions, and potential threats to neighboring buildings. At the same time, the cost of demolishing and reconstructing aging properties continues to rise.

After the incident in the Sotiros area, Larnaca authorities promised to accelerate inspections of hazardous buildings and begin demolition procedures for the most dangerous structures within the coming days.
