The Berengaria project has entered an active stage of development. The developers have obtained all required planning and building permits. The approvals cover several key components of the project, including the hotel itself, luxury villas, and spacious residential apartments. This milestone marks a major breakthrough for the mountainous regions of Cyprus.
An Impressive Budget: More Than €30 Million
The issuance of permits is far more than a formality. It reflects a substantial financial and organizational commitment. The total budget of the ambitious project already exceeds €30 million. These investments confirm that this is not simply a construction project, but a long-term strategy to transform the mountain region into a destination for tourists and buyers of premium real estate.
For Prodromos and the wider Troodos region, this is a landmark development. Berengaria combines significant historical value, unique architecture, and exceptional potential for regional growth. The project is expected to be fully completed and operational by 2029. Construction can now officially move forward.

Project Details
The hotel building will be completely modernized while preserving its cultural, architectural, and historical significance. The project was designed by Marios Economides Maria Akkelidou Architects LLC, which incorporated all the features necessary to respect the building’s heritage.
The hotel’s exterior appearance will be preserved as closely as possible. During the renovation, damaged walls will be restored, while the façade and windows will retain their original appearance. The roof will be reconstructed using the same geometry as before. The most significant changes will affect only the upper-floor balconies, the breakfast and bar area on the ground floor, and two staircases.
After renovation, the hotel will offer 40 rooms, including four suites. In addition, the complex will include 14 residential apartments and 12 detached villas. These properties will be available for purchase by investors, who will have the option to rent them out through the hotel management.
An upgraded road will lead to the hotel, with the magnificent cypress trees along its sides remaining untouched. Upon entering the building, guests will be welcomed by the hotel’s famous central staircase. New elevators will be installed near the reception area.
From the grand entrance hall, guests will have access to a restaurant, dining room, billiards room, and a lounge with a fireplace and reading area. The site of the former swimming pool will be transformed into a large lounge zone overlooking the forest.
For guests’ comfort, the complex will feature a luxurious spa area with a large heated indoor pool, gym, yoga space, massage rooms, sauna, and jacuzzi.
