A major development project is being prepared for implementation in Limassol, which could significantly reshape the city’s business landscape. The international company Interorient Shipmanagement is planning to construct a modern 93-meter office tower in the Tsiflikoudia area, near the new port—one of the key hubs of economic activity in the region.
Architecture and Scale of the Project
The future building will become one of the most prominent landmarks along the coastline. The project has been designed by the architectural firm Eraclis Papachristou Architects and envisages 24 floors of office space, accommodating approximately 600 employees. In addition to workspaces, the complex will include three levels of underground parking, as well as leisure areas, a gym, and a café for staff.
The total development area will exceed 10,000 m², making it one of the largest office projects planned in Limassol in recent years. The investment is estimated at around €50 million, and construction is expected to take approximately three years after all permits are obtained.
Urban Transformation and District Development
It is worth noting that the Tsiflikoudia area is gradually transforming into a new business cluster of Limassol. Its proximity to the port, transport infrastructure, and business centers makes it attractive for international companies. The new skyscraper will become part of this transformation, strengthening the city’s position as one of the main business hubs of the Eastern Mediterranean.
The site designated for construction is currently occupied by an old building, which will be fully demolished. The cleared space will allow for the implementation of a more modern and functional concept, taking into account the specifics of the plot, its orientation, and building density.

Environmental Solutions and Sustainable Development
Special attention in the project is given to environmental sustainability and energy efficiency. Solar panels are planned to be installed, capable of covering up to 25% of the building’s electricity needs. This aligns with modern sustainable construction trends and reduces the environmental impact.
The architects have also incorporated a natural shading system adapted to the building’s orientation relative to the sun. This will improve the indoor microclimate, reduce energy consumption for cooling, and create more comfortable working conditions.
Prospects for the Economy and Real Estate Market
The emergence of such a project reflects the growing interest of investors in Cyprus, particularly in Limassol, which has long attracted international businesses, IT companies, and shipping corporations. The development of high-class office real estate remains one of the key directions, given the demand for modern workspaces.
