According to new data from the Statistical Service of Cyprus (Cystat), March 2026 once again saw a steady increase in construction material prices. The Construction Materials Price Index reached 119.91 points. For reference, the base level remains 2021, which is set at 100 points. This confirms the ongoing rise in costs within the construction sector.
Monthly and annual dynamics
Compared to February of this year, the index increased by 0.52%. This is a moderate but steady monthly growth, indicating that the upward trend continues. On a yearly basis, the index rose by 0.93%. Such dynamics point to consistent price pressure from suppliers and manufacturers.

What increased the most
The most significant jump was recorded in the electromechanical products category, where annual growth reached 2.44%. This is one of the key drivers behind the overall increase in construction material costs. Prices for timber, insulation materials, chemical products, and plastics also rose notably (+1.44% year-on-year). Mineral products also saw a noticeable increase (+1.4% compared to March last year).
Metal products showed more modest growth — just 0.46% year-on-year. Meanwhile, mineral-origin products increased by only 0.04%, which can be considered near stagnation. Nevertheless, even such minor growth contributes to the overall rise in the index.
First quarter 2026 results
Looking at the period from January to March 2026, the average Construction Materials Price Index in Cyprus increased by 0.87% compared to the same period in 2025. This confirms a steady upward trend. Developers, contractors, and private investors in Cyprus should take this dynamic into account when planning budgets, especially for long-term projects. Experts link further price increases to logistics costs and the broader European trend of rising prices in the construction sector.
