The Municipality of Paralimni-Deryneia continues to implement one of the most ambitious urban development programs in the history of the Famagusta District’s free areas. Over the coming years, more than €55 million will be invested in new infrastructure, tourism, cultural, and community projects.
Local authorities have set themselves an ambitious goal: to transform Paralimni into a modern urban, business, and cultural hub of eastern Cyprus while strengthening Protaras’ position as one of the leading tourist destinations in the Mediterranean.
According to municipal representatives, the key objective of the program is to create a comfortable urban environment, improve residents’ quality of life, and establish conditions for the region’s sustainable development for decades to come.
A New Stage of Development
In recent years, Cyprus’s eastern coastline has become one of the island’s fastest-growing regions. Rising tourist arrivals, increased real estate investment, and infrastructure modernization have created the need for a comprehensive renewal of the urban environment.
The new program covers all municipal districts and includes projects in transportation, urban beautification, culture, tourism, and public spaces.
Particular emphasis is being placed on developing modern infrastructure capable of serving both the steadily growing local population and the millions of tourists who visit the region each year.
One of the most notable projects will be the continued expansion of the Protaras coastal promenade. Once all phases are completed, the waterfront walkway will stretch for 17 kilometers along the coastline—from Kapparis to Konnos Beach.
If fully realized, the resort town’s promenade will become one of the longest seaside walkways in Europe. The new route will connect popular beaches, viewing points, recreation areas, and tourist attractions, making the eastern coast even more appealing to holidaymakers and outdoor enthusiasts.
Complete Renewal of the Town Centre
Major changes are also planned for the center of Paralimni. As part of a large-scale redevelopment of the central square, new public spaces for events, green areas, and recreational zones will be created.
The architectural concept envisions a unified urban space that visually links the town’s historic churches, Paralimni Lake, and the coastline.
At the same time, central streets will undergo modernization. The project includes resurfacing roads, expanding pedestrian areas, building new parking facilities, and creating additional green spaces.
To address the shortage of parking, construction is already underway on a multi-level parking facility with nearly 300 spaces near the municipal offices. The project is expected to be completed by the end of the current year.

Investments in Culture and Public Spaces
One of the largest projects will be the construction of a multifunctional conference center valued at approximately €10 million.
The complex will include a large hall for international conferences and cultural events, a technology museum, exhibition spaces, an art gallery, research laboratories, a library, and educational facilities.
The project is expected to attract year-round business tourism to the region, helping reduce the economy’s dependence on the summer tourist season.
Authorities also plan to restore the historic Linaion cinema building, transforming it into a modern cultural center for exhibitions, concerts, and community events.
Additional attention is being given to creating new recreational areas. A youth park will be developed near Paralimni Lake, featuring modern sports facilities, outdoor fitness areas, and the region’s first dedicated dog park.
Plans also include the construction of a new retirement home, improving the municipality’s social infrastructure and providing additional support for elderly residents.
New Attractions for Tourists
The municipality is focusing not only on infrastructure but also on creating new iconic attractions for the region.
An art installation called “The First Sunrise of Europe” is planned for the waterfront. It will highlight Cyprus’s position as the southeasternmost point of the European Union and one of the first places on the continent to witness the sunrise each day.
A new viewing platform will also be created on Prophet Elias Hill, one of Protaras’ most popular panoramic viewpoints. To improve accessibility, an elevator is planned, making the site accessible to visitors with limited mobility.
In addition, Paralimni is considering projects for a themed windmill park and a new musical fountain, which could become another landmark attraction for the town.
Experts note that such a significant investment program has the potential to transform the entire Famagusta region. Modern infrastructure, new public spaces, and enhanced tourism facilities could strengthen Paralimni and Protaras as some of the most attractive places to live, vacation, and invest in Cyprus.
In the coming years, residents and visitors alike will witness the gradual transformation of this familiar resort area into a modern European urban center that combines a high-quality living environment, advanced infrastructure, and strong tourism potential.
