Nicosia is the architectural capital of Cyprus. Nicosia is not only the administrative and cultural capital of the island but also its architectural hub. As demand for premium real estate continues to grow, the city is seeing an increasing number of unique residential developments each year, many designed by leading contemporary architects. While each project has its distinct features, they all share an atmosphere of luxury and exclusivity.
The Landmark Nicosia Residences
The Landmark Nicosia Towers is rightfully considered the most prestigious and impressive project of 2025. Designed by the architectural firm of Iraklis Papachristou, this project is a modern reinterpretation of the legendary Hilton Hotel in the heart of Nicosia. This mixed-use development consists of a complex of three buildings, including two high-rises—The Landmark Nicosia Residences and The Landmark Nicosia Office Towers.
The construction of the residential complex is expected to be completed this year. Its elegant lines and classic proportions embody the concept of "quiet luxury" and perfectly complement its prime location. Situated in the heart of the capital’s business district, the complex is within close proximity to government and educational institutions, ministries, the Central Bank, as well as the city's best restaurants, bars, cafes, boutiques, cultural landmarks, and historical attractions.
Despite its central location, the residences offer a serene and tranquil environment, thanks to high-quality materials and soundproofing. Notably, the Ultratherm lift-and-slide aluminum profiles provide excellent sound and thermal insulation while also preventing moisture penetration. The architectural design and interiors create a harmonious blend of lines, light, and natural textures. The entrance to the residences is framed by striking Anglo-terrazzo architectural elements, while the spacious lobby, with its high ceilings, features warm neutral and golden tones.
Premium apartments feel even more spacious and filled with natural light, thanks to floor-to-ceiling windows that offer breathtaking views of the city.
The facade is adorned with vertical gardens featuring climbing plants and decorative Anglo-terrazzo elements, enhancing residents' sense of privacy. Large loggias seamlessly extend the living spaces, making them even brighter and more open. The lobby and common areas are designed in a unified style with bronze-anodized cladding panels, marble elements, exquisite carpeting, and elegant wallpaper. The apartment interiors feature warm, earthy tones—cream, powder, sand, and amber—creating a cozy and softly illuminated atmosphere.
The color palette was inspired by Cyprus’ natural landscapes, from its sandy beaches to sunlit quarries, as well as the historic and architectural heritage of Nicosia. The use of natural materials such as marble and wood further strengthens the connection with nature while adding a touch of elegance.
Apartments
The residential complex consists of 17 floors housing 54 premium apartments, including 1, 2, and 3-bedroom units, as well as three luxurious penthouses—Sky Villas. Each penthouse occupies an entire floor, offering breathtaking panoramic views of the city. The White Walls (Tower 25)
Designed by the French architectural firm of Jean Nouvel and completed in 2015, The White Walls project has been an integral part of the capital’s architectural landscape for several years. Standing at 67.7 meters tall and covering a total area of 32,800 m², this mixed-use complex consists of 10 floors of residential apartments, 2 floors of retail space, and 6 floors of office spaces.
The name of the complex is a reference to the historical name of the city—"Lefkosia," which literally means "White City." Jean Nouvel, a recipient of the prestigious Pritzker Prize, is known for his unique approach to architecture, innovative eco-friendly solutions, and distinctive design style that harmonizes with the surrounding landscape. The White Walls project is a prime example of this vision.
At first glance, the simple white concrete structure with pixelated openings across its façade appears minimalistic, but in reality, it is a living installation that transforms over time. The "living façade" is made up of endemic Cypriot flora, mainly climbing plants that gradually grow through the pixelated openings. Their color and texture change with the seasons, giving the building a dynamic, evolving appearance. On the southern façade, the vertical garden occupies about 80% of the surface, providing natural sun protection by shielding the apartments and offices from direct sunlight in the summer while allowing maximum light penetration in the winter. On the northern façade, the balconies extend outward, offering views of the park and city, whereas on the eastern and western sides, they are set behind the pixelated concrete façade for protection against noise, wind, and sun exposure.
The pixelated square openings, each measuring 40 cm × 40 cm, create a sense of lightness and airiness in the structure. Some are open, while others are glazed, producing a unique interplay of light and form. At night, the building undergoes another transformation as the interior lights shine through these pixel openings, turning the façade into a giant mosaic-like screen.
Apartments
The lower floors house commercial and office spaces, while the upper eleven floors contain nine exclusive luxury apartments with breathtaking panoramic views of the city. The minimalist interior design features open-plan layouts and premium materials. Almost entirely in white tones, the interiors resemble modern works of art.
Just like the façade, the white walls inside the building act as a "blank canvas" where light and shadow interact through a carefully designed system of pixel openings and cutouts. Floor-to-ceiling glass windows and ultra-thin-framed doors allow 25% more light inside, making them nearly invisible. The small pixel openings frame the outdoor views like picture frames, inviting residents to reimagine their surroundings.
The light filtering through these openings creates an intricate dance of reflections and shadows, altering the interior ambiance throughout the day. Vertical gardens and central courtyards reinforce the building’s connection with nature. The interiors feature marble flooring in communal areas, parquet floors in bedrooms, Corian-coated countertops, and suspended ceilings with integrated lighting. All apartments are equipped with modern climate control systems, underfloor heating, and smart home technology.
The top two floors house a two-story penthouse with an inner courtyard and garden, inspired by traditional Cypriot architecture. The penthouse boasts an open-plan layout and a private swimming pool, making it one of the most luxurious residences in Nicosia. Its standout feature is the floor-to-ceiling glass walls and balconies, crafted with KELLER's unique frameless window and door technology. This design eliminates visual barriers between indoor and outdoor spaces, allowing for maximum natural light and unobstructed panoramic city views.

The design incorporates energy-efficient elements: natural ventilation, a complex sun protection system with exterior blinds and canopies. As a result, the complex holds an A-class certification.

The building’s façade is framed by sunshades, which soften its lines and add texture to the exterior, creating shade and a sense of privacy inside while protecting the apartments from direct sunlight.
The northern façade offers panoramic views of the old town and the Pentadaktylos mountain in the distance, while the southern side, facing the business center, is more closed and private.
