The average cost of a square metre in the city already exceeds 4,000-5,500 thousand euros, putting property out of reach for a significant proportion of the local population aged 25-35. This is particularly noticeable in the context of rising rental prices, which continue to increase due to high demand from expats and investors.

The rapid development of super-luxury residential projects makes the city attractive to international buyers, but also exacerbates the problem of affordable housing. In response, the Cypriot authorities have announced the aforementioned low-cost housing projects, but they are not yet large enough to make a dramatic difference. If the trend continues, Limassol could face the risk of social stratification, with high housing prices pushing locals to the outskirts of the city. Housing affordability therefore remains an issue, but forthcoming initiatives could be a step towards a more balanced property market. Limassol is moving confidently into the future and remains one of the world's most attractive cities in which to live and invest.
