Marina has lived in Cyprus for over 20 years. She is a graduate of the Donetsk National University, specialising in Taxation and International Relations, and speaks 4 languages: Russian, Ukrainian, English and Greek. Her acquaintance with the world of real estate began in 2001, when she worked at the Donetsk Regional State Property Fund. Today, Marina is the head of the Famagusta regional office of the largest real estate agency in Cyprus.
- Marina, how do you assess the current state of the property market in the Famagusta area?
The property market in the Famagusta area is developing dynamically. The number of transactions is increasing and the average value of properties is rising. Figures speak louder than words: the volume of sales increased by 14% compared to 2021 and tripled compared to 2015. I think that's a pretty impressive indicator.
- What do you think is most important when choosing a property to invest in?
There are many important factors when choosing a property to invest in. But the three most important are: location, location and location! The property must be liquid. The risks depend on the location of the property. The better the location, the lower the risk. You can always improve the repairs, change the appliances or change the colour of the walls, but you cannot change the view from the window, the proximity to infrastructure or the neighbourhood. The location of the property and the quality of the location have the strongest influence on the price.
- If you could sell the home of any celebrity, who would it be and why?
I would love to sell the home of the Mexican artist Frida Kahlo. An undeniably talented artist with incredible strength. Bright, daring, loving despite the many complexities and dramas of life. An extraordinary personality, and her life is proof that uniqueness and originality lead to success.
- What myths about being a real estate agent amuse you the most?
The myth that amuses me the most is the one that says that an estate agent is a freelancer. Many people think that all it takes to close a deal is a nice smile at a showing and a little luck. Of course luck is important, but - I'm going to pull back the veil - you have to combine the qualities of a psychologist, analyst, lawyer, negotiator, valuer and more. You have to be constantly learning and developing. It is a certain way of life that you have to love.
- How have client needs changed in recent years? What new priorities have emerged?
Consumer trends in the property market are changing significantly. There has been an increased interest in new-build properties. The buyer has become more aware and understanding. Almost all customers are aware of the importance of energy efficiency in construction and the latest technologies. There is a growing demand for green housing, digitalisation and smart home technologies. Developers are responding to these trends by creating residential complexes that meet the needs of modern society.
- What advice would you give to newcomers just starting out in the real estate industry?
It is important to realise that it is not just a job, it is a business, a way of life. A broker's income is directly dependent on the work done. It is necessary to have a clear work plan and self-discipline. It is also important to be mentored by an experienced agent, internships, exchange of experience, trainings - all this will help beginners to gain the necessary confidence, avoid common mistakes and improve work with clients.
- How do you deal with competition in the property market? What strategies do you use?
The property market is one of the most dynamic and competitive industries in the world. It is not enough to offer the same services as everyone else. New land is being actively developed, the boundaries of cities are being expanded, the number of floors is increasing. Prices will continue to rise as long as there is demand.
