It has been a year since our previous conversation with Hanane Aouri, founder and CEO of Victoria Royal Investment. During this time, the company has grown significantly, launching seven projects in Larnaca and Limassol. We met again to discuss how her vision of business and life on the island has evolved.
The Evolution of Victoria Royal Investment
— A lot can change in a year. What has been the biggest personal shift for you since our previous conversation?
The most important thing is that I learned how to balance rapid business growth with personal development. Over the past year, I have become even more focused, disciplined, and strategic. When you move from constructing individual properties to creating an entire brand and a long-term vision, your mindset changes. I now think less about short-term success and more about legacy, impact, and sustainability.
— Looking back at our previous interview, is there anything you would say differently today about the island?
I think that last year I spoke more from a place of ambition and excitement, whereas today I speak from the perspective of substantial experience. Cyprus has exceeded many of my expectations, and I now understand this market much more deeply. I can say with even greater confidence that Cyprus is becoming one of the most attractive destinations in Europe for investment, living, and international business.
— How has the company changed over the past year?
We have grown significantly: expanded our portfolio, strengthened our international client network, and positioned ourselves as a luxury developer focused on modern living and long-term value. We do not simply sell apartments — we create communities and investment opportunities for international buyers, families, and investors. In just one year, we launched seven projects in Larnaca and Limassol, and nearly all of them have already sold out, with only a few apartments remaining. Our success is built on the dedication of a professional team and our collaboration with experienced architect Dimitris Kaimakliotis, who fully shares our vision. My international experience in Italy and Canada has also helped shape a vision that combines European elegance with practical design.

— What is your main focus today as the founder of VRI?
Scaling the company while maintaining the highest standards of quality and trust. In real estate, reputation is everything. We are also exploring new concepts: wellness features, smart-home technology, and community-oriented spaces. Today’s buyers want much more than just square meters — they are looking for experiences and a better quality of life.
Life in Cyprus and Balance
— You have been living in Cyprus for two years now. Has your perception of the island changed?
Yes. At first, I saw it primarily as a beautiful investment destination. Today, I see a country with enormous long-term potential and an exceptional lifestyle. I have come to appreciate the local balance much more: here, it is possible to build a serious international business while still having time for family and health. Finding such equilibrium in other countries is often difficult.
— How quickly did your family adapt to life here?
Very well. Children sometimes adapt even faster than adults. It is genuinely safe here, and the environment is highly family-oriented. I am very satisfied with the quality of education, especially in international schools. My children attend a private school in Larnaca. Compared with many major cities around the world, life here feels calmer and more humane.
— What is your next stage?
Expansion and innovation. Personally, I want to continue growing while maintaining balance and spending time with my family. For the company, this means larger-scale projects and new concepts. We are very optimistic about the future in Cyprus.
