According to the island’s investment program, a property buyer worth from €300 thousand is entitled to obtain permanent residency (PR) on an accelerated basis for themselves and their close family members. A Permanent Residence Permit (commonly referred to as PR) is authorization for permanent residence on the island. In addition, Cyprus PR allows visa-free travel to EU countries and some other states.

The Permanent Permit implies that not only the property buyer but also their family can obtain PR: spouse, parents and parents-in-law, and children up to 25 years old.

It is possible to obtain a Permanent Residence Permit without the right to work on the island (also known as a Category F visa) in a simplified manner within 3 months, provided that one or more newly built properties are purchased for at least €300 thousand. A one-time payment of at least €200 thousand is required, as well as a deposit of €30 thousand or more in a Cypriot bank. All participants in the program must provide proof of income from abroad, as well as a clean criminal record certificate.

The advantage is that applying for a Category F visa does not require submitting many documents, nor learning Greek or passing an exam. In addition, the visa is issued on an accelerated basis. This means the buyer can fully relocate to the island within 2–3 months.

Renewing the Permanent Permit is very simple. It is only necessary to prove that the property remains in the ownership of the applicant. After living in Cyprus for 7 years, it is possible to apply for citizenship.
