3. Is it possible to buy budget property in Limassol and participate in the Cyprus permanent residency (PR) fast-track program?

Of course, such an opportunity exists. When purchasing two residential properties with a total value of at least €300,000 (excluding VAT and other fees), one can participate in the fast-track Cyprus Permanent Residency (PR) program. To put it simply, you could buy two budget apartments priced at €150,000 each and easily apply for the program!

Main program requirements:

  1. 1. You must purchase new property directly from the developer with a value of at least €300,000, excluding taxes (VAT, if applicable).
  2. 2. The applicant must prove a guaranteed income from abroad of at least €50,000 per year. They are not allowed to work in Cyprus.
  3. 3. A certificate of no criminal record is required from both Cyprus and the applicant's home country (or the last country of residence).
  4. 4. The program can also include the applicant's spouse and children, but additional stable income from abroad must be verified for each family member.
Tip: income from renting an apartment in your home country also counts as legal income.

If all conditions are met, the PR can be granted in approximately 2-6 months. The following combinations of real estate are allowed:

  1. Purchasing two separate residential units (e.g., two apartments or houses, or a combination of both);
  2. Purchasing one residential unit plus a commercial property (store up to 100 m² or office up to 250 m²).

When purchasing property as a couple (e.g., spouses), the above restrictions apply collectively, not separately.

Advantages of the fast-track PR program in Cyprus:

  2. 2. No need to live on the island permanently: you only need to visit Cyprus once every two years.
  3. 3. Simple extension: PR is granted indefinitely and doesn’t require "renewal" – it is automatically renewed as long as all conditions are met.
  4. 4. Freedom to travel: Although Cypriot PR does not grant the right to freely live in other EU countries, it makes obtaining Schengen and other visas easier.
