Wolga: a new mixed-use development in Limassol

Jomento Properties Ltd has announced the implementation of one of the largest investment projects in eastern Limassol—the Wolga multifunctional complex, which will combine residential, tourist, sports, and recreational facilities.

The project was formally introduced to the public during a presentation at the Panos Solomoniadis Municipal Cultural Center.

Concurrently, the developer published an environmental impact assessment report (MEEP), asserting that the new development will integrate harmoniously into the landscape of the Pyrgos area and adhere to contemporary environmental standards.

According to the release, Wolga will be constructed on a site where existing buildings will be demolished. The architectural concept of the complex is based on a harmonious combination of residential and tourist facilities. The development will comprise three residential buildings (blocks A, B, and C), each with a distinct height and layout. The range of options will include compact one-bedroom apartments and spacious four-bedroom apartments. The complex will be complemented by a modern 80-room hotel for 160 guests, as well as catering areas and a restaurant located both inside the buildings and in open spaces.

The project will also include the construction of a modern sports center with eight tennis courts, eight paddle tennis courts, a mini-football field, a basketball court, and club facilities. The implementation of this ambitious sports program is poised to position Wolga as a multifaceted destination, appealing to both residents and visitors seeking active lifestyles.

The recreation area will receive particular attention.

The complex will feature six swimming pools of various sizes. Each residential building will have its own swimming pool: Building A will have 120 m², Building B will have 100 m², and Building C will have 125 m². Additionally, the property will feature an impressive 900-square-meter outdoor swimming pool. Hotel guests will have access to two swimming pools: an indoor pool with an area of 60 m2 and an outdoor pool with an area of 650 m2.

Green spaces with a total area of 7,940 m2 will be an integral part of the Wolga's architectural philosophy. The complex will offer areas designated for walking, relaxation, and outdoor activities.

The Wolga project will be implemented in two phases, with construction work commencing immediately after all necessary permits have been obtained. The project is expected to take approximately three years to complete, with an estimated total investment of €45 million.

The Wolga complex is poised to become a new attraction in the eastern part of Limassol. The combination of luxury housing, hotel infrastructure, sports, and nature makes it an important element of the long-term strategy for sustainable urban development. The project will also enhance the region's investment attractiveness and generate new employment opportunities during the construction and operation phases.
