Plans for a large-scale housing development in Larnaca are underway

The Cyprus Department of Environmental Protection has started to consider an application by Solvin Ltd for the construction of a new residential development called AQUA Residences.

According to the notification, the project consists of two 20-storey towers, each 67.7m high, to be built in the coastal area of the Oroklini district of Larnaca. For the convenience of the owners, the complex will include: dining areas, swimming pool, gym and spa centre. According to the submitted study, the estimated cost of the proposed project is approximately €40 million. The works will start as soon as all the necessary permits have been obtained and will take approximately 2 years to complete.

It is worth noting that the land owned by the developer is adjacent to the Larnaca-Dekelia road (B3) on the north side where the roundabout is located. Therefore, the development will have a convenient exit and access to the motorway.

In addition to the construction of the buildings, the investor plans to develop an extensive public linear park that will run along the entire seafront of the neighbourhood.

In this regard, a study on beach enrichment has been prepared for the study area in parallel with the study submitted for the proposed AQUA Residences project. In the part of the block that is inland from the sea, the developer plans to build a sand embankment to 'restore' the eroded beach. The nourishment front will be about 120 metres long and the maximum width will be about 50 metres. It is estimated that it will take about 10 days to complete. Assuming the transport of 15 lorries of sand per day. As a reminder, the Oroklini section of the coastline, which has eroded by more than 50 metres since 1963, will be under the control of the Cyprus Environment Ministry from 2019.

Specifically, the AQUA Residences project will comprise two high-rise buildings with a total area of 27,224 m2, which will provide

  1. Residential apartments (a total of 114 one, two and three bedroom apartments)
  2. Gym and spa
  3. Dining areas
  4. Outdoor swimming pool
  5. Landscaped areas
  6. Car Parking
  7. Roof garden

The ground floor, mezzanine and car parking levels would be unified and common to both buildings. The proposed development would also include two underground rooms (one level) in the western part of the development block where electro-mechanical equipment would be installed.

At the same time, an access road (10m wide) to the southern part of the development would be created, as well as a small roundabout for turning vehicles within the development and a car park.
