In the Agios Athanasios area in Limassol, a new modern multifunctional complex will be built. Recently, the development company submitted documents for review to the Department of Environmental Protection. According to the authority, the project will be located near a roundabout, directly along the Limassol – Nicosia highway, which makes it particularly attractive in terms of transport accessibility and business activity.
According to the project documentation, the total construction budget is estimated at 15 million euros, and the implementation period will be 18 months after obtaining all necessary permits.
Architecture and scale of development
The project calls for the construction of a nine-level building, including a basement floor and 8 floors above ground level, with a total height of 34.7 m. Additionally, three underground parking levels are planned with a depth of 10.5 m from the natural ground level. The total building area will be 5,750 m2, while the plot itself covers 5,508 m2.
Part of the territory will be transferred to the city: 96 m2 will be allocated for road markings, 1,000 m2 will be used to create a public square, and another 813 m2 will be designated as a public green area. This approach meets current urban planning requirements of Limassol, where increasing attention is being paid to the quality of the urban environment.
Housing, offices and infrastructure in one complex
The complex includes 15 residential apartments as well as office spaces with a total area of 4,045 m2. The building will feature a gym, café and children’s play center, forming a “live–work–service” format that is in demand among both residents and companies. The complex provides 352 parking spaces, of which 10 are intended for people with limited mobility.
Underground levels will primarily be used for parking and auxiliary facilities. The third underground level will contain 112 parking spaces and storage rooms for apartments and offices, the second will include 103 parking spaces and a fitness center, and the first underground level will include 94 parking spaces and a children’s center. At ground level, 43 parking spaces are planned along with an entrance group, lobby, children’s zones and conference halls.
Floor layout and functional content
Residential and office spaces are distributed across floors in such a way as to ensure a balance between privacy and business activity. On the first floor above ground level, one two-bedroom apartment and one one-bedroom apartment will be equipped, as well as a café with an area of 230 m2. From the second to the seventh floors, one- and two-bedroom apartments are planned, as well as office spaces ranging from 500 m2 to 730 m2 per floor. On the eighth floor, a three-bedroom apartment and office spaces with an area of 310 m2 will be equipped. The building roof will be fitted with photovoltaic panels, which meets modern requirements for energy efficiency and sustainable development.
Area potential and expected load
According to preliminary estimates, about 40 people will permanently reside in the residential premises of the complex, 300–350 employees will work in the office spaces, and another 20 people will be involved as service staff in the café, fitness center, security and cleaning. The daily number of visitors to the complex, mainly users of the café and gym, is estimated at approximately 150 people.
Access to the complex will be provided from the eastern side of the plot. Considering the active development of the Agios Athanasios area, the growth of the office segment in Limassol and high demand for modern mixed-use projects, the new complex is viewed as a significant addition to urban infrastructure and a promising property both for living and business.
