A multifunctional complex worth €80 million is planned to be built in Limassol

SolidVes Ltd. has unveiled an ambitious €80 million investment project aimed at developing one of Limassol's key areas. According to the permit application submitted to the Cyprus Department of Environmental Protection, a modern multifunctional complex is planned for construction in the Apostolos Andreas area, at the intersection of Omonia and Paphos avenues. The project covers 14,715 square meters. The total floor area will be 18,719 m², and the building area will be 4,910 m².

What will be built?

The complex will include two independent 13-story blocks:

  1. A residential building with 75 apartments of various layouts and five shops on the ground floor facing Paphos Avenue.
  2. The second is an office building that will house offices, a cafeteria, and common areas, including a gym, a restaurant, and a conference room.

Both buildings' roofs will have green areas for relaxation. The complex will also feature an outdoor swimming pool, underground parking for 498 cars (17 of which are designated for people with disabilities), and a landscaped private garden.

The urban planning features

The development project requires special approval because its height exceeds the limits set by the current urban development plan. At the same time, the land falls into three usage zones:

  1. 58% — Residential Zone (Ka8)
  2. 32% — commercial (Eb)
  3. 10% — business zone (Eb5).

Currently, the site contains old, unused buildings and open spaces that local residents use for parking.

Completion dates and impact on infrastructure:

The project is scheduled to take 30 months and will begin immediately after all necessary permits are obtained. Due to the complex's location in one of Limassol's most densely populated and commercially active areas, the initiative has attracted public interest and raised questions about traffic congestion, environmental impact, and changes to the urban landscape.

The transport impact study provides a number of solutions. These include:

  1. Development of a parking management plan for office employees.
  2. Encouraging carpooling, including linking the number of parking spaces to the number of passengers.
  3. Creating conditions for cyclists and motorcyclists, such as special parking areas.
  4. Priority for local hiring will be given to employees living near the complex.
  5. Other ideas include flexible working hours and remote work to minimize traffic during rush hour.
