The Land Department has published new information about property sales in Cyprus in April 2025.
The department says that the number of transactions went up by 3% to 1,404 compared to 1,366 in April 2024.
Between January and April 2025, 5,541 property sales contracts were signed in Cyprus. This is an increase of 11.6% compared to the same period in 2024, when 4,963 contracts were signed.
The good results in March were seen in all Cypriot cities except Paphos and Larnaca. In May 2024, 461 units were sold in Limassol, which is 5% more than the 440 sold in April. In the first four months of 2025, 1,756 properties were sold in Limassol, compared to 1,563 in the same four months of 2024, which is an increase of 12.3%.
In Nicosia, 354 contracts were concluded (+15% compared to 308 a year earlier). In the first four months of 2025, 1,286 sales contracts were signed in the capital, compared to 1,121 in the same period last year. The increase was 14%. In Larnaca, 309 properties were sold in April 2025 compared to 275 a year earlier, which is a decrease of 11%. In the first four months of 2025, the number of properties sold in the city went up by 14%. In total, 1,032 properties were sold in this period, compared to 1,185 in the same period of 2024.
Paphos is next. In this Cypriot city, 238 houses were sold in April 2025 (6% fewer than in April 2024, when 252 were sold). In January to April, 1,026 houses were sold in Paphos compared to 1,067 in the first four months of 2024. This is a % increase. Finally, 76 properties were sold in the free areas of Famagusta in April 2025, compared to 57 in April last year (an increase of 33%), while in the first four months of the year property sales rose by 11.8% to 247 units, compared to 221 in the same period of 2024.
If we compare 2023 with 2019 (the last good year before the pandemic), we can see that the Cyprus property market is recovering and selling more houses than it did in 2019. There was a big increase in activity in Cyprus, with a 61.9% rise.
