DRL5COMOS PROPERTIES LTD has unveiled an ambitious new development called The Rocks — a premium mixed-use resort complex planned for the scenic Pentakomo area on the outskirts of Limassol. According to the developer, the large-scale project has already been submitted for public consultation through the Department of Environment. The future complex will be located in the southeastern part of the Pentakomo community, along the busy Poseidonos Avenue and just steps from the sea.
Details of the Future Resort
The total land area allocated for the project covers an impressive 34,714 m². Once all approvals are secured and the master plan is finalized, the site will be transformed into a fully integrated resort destination with its own infrastructure. According to preliminary figures included in the environmental impact study, the complex is expected to open in 2029. The development will combine a hotel, private residences, and waterfront dining facilities.
The centerpiece of the project will be a four-star hotel featuring 126 rooms and a total floor area of 14,000 m². Guests will have access to a fully equipped spa and wellness center covering 900 m². Food lovers will enjoy six dining venues with a combined area of 990 m², capable of accommodating up to 780 guests simultaneously — 480 indoors and 300 on outdoor terraces overlooking the Mediterranean Sea.
For those seeking privacy, the development will include 26 luxury villas with a total area of 3,480 m². The villas will be offered in the following categories:
- 2 beachfront villas, each measuring 220 m² with three bedrooms.
- 5 garden villas, each measuring 200 m² with three bedrooms.
- 2 lagoon-front villas, each measuring 200 m² with three bedrooms.
- 4 single-story lagoon-view villas, each measuring 100 m² with two bedrooms.
- 2 terrace villas, each measuring 160 m² with three bedrooms.
- 8 terrace villas, each measuring 80 m² with one bedroom.
- 3 terrace villas, each measuring 100 m² with two bedrooms.
The residential component of the project will also include 73 apartments with a combined area of 6,700 m². Future residents and investors will be offered 50 one-bedroom apartments of 60 m² each, along with 20 two-bedroom apartments of 85 m² each. Adding a touch of exclusivity will be two three-bedroom penthouses of 200 m² each and one four-bedroom penthouse spanning 350 m². Shared leisure areas and a spacious 700 m² reception area are also planned for residents' comfort.
Resort Infrastructure
One of the highlights of The Rocks will be its dedicated beachfront service area covering 1,050 m². It will feature a cozy indoor restaurant and bar occupying 700 m², an outdoor terrace of 480 m², and an open-air swimming pool with sun loungers. The space is designed to be ideal for relaxed breakfasts, romantic dinners, and daytime leisure by the water.
To accommodate guests and residents, the development will provide 240 parking spaces. The hotel will receive 70 spaces, the villas 26 spaces, and apartment residents 94 spaces. An additional 50 parking spaces will serve the beachfront facilities. The project also includes the transfer of significant public-use areas to the community: 3,871 m² will be allocated for public green spaces, while 2,456 m² will be dedicated to road infrastructure improvements. The actual development footprint will cover 28,387 m².
Before construction can begin, several existing structures on the site will need to be demolished. Among them are the well-known Kalymnos Fish Tavern, covering approximately 1,120 m², an abandoned building of around 230 m², and an auxiliary structure measuring 110 m². The Palm Beach–Kalymnos beachfront bar facilities, occupying approximately 420 m², will also be removed, along with various camping-related structures totaling about 1,200 m².
All figures presented in the environmental report remain preliminary. The final specifications of The Rocks resort will be confirmed during the detailed design phase, which will begin immediately after approval of the master plan.
