Cyprus’s Department of Environment has given the green light for the construction of a large multifunctional office and commercial building in Limassol. The project belongs to Curium Palace Hotel Ltd, and the new complex is set to become one of the city’s most modern business centers. The total cost of the works is estimated at around €22 million, with a projected completion period of approximately 30 months after obtaining all necessary permits.
The Curium Palace Hotel, which previously occupied the site, has been demolished. The decision to construct the new complex was approved following an environmental assessment confirming that the project does not affect any rare flora species or have a negative environmental impact.
Modern Architecture and Functionality
The approved 13-story tower will combine retail, office, and public spaces, along with an underground parking area. The building will rise to a height of 54 meters. The ground floor will feature retail shops, commercial areas, and a spacious office lobby. It will also include parking spaces for people with disabilities and technical service areas.
The second level will host a mezzanine floor for commercial and office use, while the third floor will house a technical block of about 650 m². From the 4th to the 12th floors, the project will include modern Class A offices, equipped according to the latest energy efficiency standards. The 13th floor will feature green spaces where tenants and visitors can relax.

Location and Urban Context
The building will be constructed in the heart of Limassol, near the Archaeological Museum and just 50 meters from the municipal park, making it especially attractive for companies seeking a prestigious location with developed infrastructure. To the east, the plot borders commercial premises and a parking area, ensuring easy access and good transport connectivity.
According to the municipality, this new project is part of a broader strategy to revitalize the city center, promoting the development of modern business spaces and a sustainable urban environment.
Economic and Investment Prospects
The project is expected to create dozens of jobs during the construction phase and later for office, retail, and service personnel. Real estate experts note that the new business center could become one of Limassol’s architectural landmarks, symbolizing the city’s commitment to innovative and eco-friendly growth.
In 2025, several major construction initiatives are already underway in Limassol, including the reconstruction of the seafront, new residential complexes in the Neapolis area, and the expansion of the Agios Athanasios business district, reinforcing the city’s position as Cyprus’s key investment hub.
