Cyprus to hold regular examinations for real estate agents

The Cyprus Real Estate Agents Registration Council has announced a new written exam for candidates wishing to obtain a professional licence. The exam will take place on Thursday 6 November 2025 at 16:30 at the Pavilion Conference Centre in Nicosia.

The purpose of the exam and its legal basis are as follows:

According to Council Chairman Marinos Kinehiru, the knowledge test is conducted in accordance with Article 11(1)(a)(v) of the Real Estate Agents Law. Successful completion of the exam ensures that the candidate has sufficient knowledge of the land and urban planning legislation of the Republic of Cyprus.

  1. The announcement also states that the exam will be conducted in Greek, and that candidates will be required to demonstrate their understanding of several key legislative provisions. These include:
  2. The Immovable Property Law (Cap. 224), which covers ownership, registration and valuation issues.
  3. The Transfer and Mortgage Law (No. 9 of 1965);
  4. The Land and Surveys Department Fees and Charges Law (Cap. 219);
  5. The Sale of Property Law of 2011 (No. 81(I)/2011), which focuses on specific indicators.

The exam will also cover the Regulation of Streets and Buildings Law (Chapter 96), the Town and Country Planning Law of 1972 (No. 90/1972) and the Real Estate Agents Law of 2010 (No. 71(I)/2010).

Conditions of participation and requirements for candidates

Electronic applications can be submitted until Thursday, 25 September 2025, at 14:00. The participation fee is €100. To be eligible to take the exam, you must:

  1. be a citizen of Cyprus or another EU country;
  2. not be bankrupt or otherwise legally incapacitated;
  3. have no criminal record for crimes involving dishonesty or moral turpitude (or be considered rehabilitated under the law);
  4. You must also have a diploma that certifies the completion of at least three years of study at an accredited university in a field related to real estate, and you must have completed a 12-month internship in Cyprus while registered as a real estate assistant.

Candidates with a Master's degree in a relevant subject, obtained during at least one academic year of study, also meet the academic requirements.

The Cyprus real estate market continues to develop actively, requiring specialists to have in-depth knowledge of legislation as well as experience. According to experts, the number of real estate transactions on the island increased by more than 15% between 2024 and 2025, as did the demand for qualified real estate agents. This makes the November exam an important milestone for those seeking a career in this field.
