The Most Expensive Real Estate Transactions in Cyprus in 2025

The Cyprus real estate market delivered record-breaking results in 2025, both in terms of sales volume and the total value of transactions. Interest in property on the island continues to grow not only among local buyers, but also among foreign investors actively investing in residential properties, commercial buildings, hotels, and land plots.

According to the annual report by consulting firm PwC Cyprus, the total value of real estate transactions in 2025 reached €6.5 billion, compared to €6 billion a year earlier. This represents an 8% increase. The number of transactions also rose from 24,700 to 25,600, marking growth of 4%.

Experts attribute this performance to strong demand for luxury property, the continued expansion of the tourism sector, and the active development of new residential and commercial projects.

Limassol Remains the Leader of the Property Market

Despite a slight 3% decline in the total value of transactions, Limassol retained its leading position in the Cyprus real estate market. The city accounted for 41% of the total value of property transactions nationwide. Total sales volume in the region reached €2.6 billion, while the number of transactions stood at 7,850.

It was in Limassol that the most expensive sales of 2025 were recorded. The absolute record holder was an office complex near Limassol Marina in the Tsiflikoudia area, which was sold for €58 million. Another mixed-use residential complex close to the marina changed hands for €44.8 million.

Demand for commercial real estate also remained strong. An unfinished office building on 28th October Avenue was sold for €28.5 million. A large land plot of approximately 31,000 m2 in Mesa Geitonia was acquired for €26 million. One of the most talked-about transactions of the year was a three-storey penthouse with five bedrooms in Potamos Germasogeia. The apartment, located on the 21st floor, was sold for €15.2 million.

Nicosia Shows Solid Growth

The capital of Cyprus also demonstrated significant market strengthening. The total value of transactions in Nicosia increased by 15% to €1.2 billion. The number of sales rose to 7,175.

The most expensive transaction in the city was the sale of an office building on Severis Avenue for €29.3 million. Another major land plot in Engomi, covering approximately 332,000 m2, was sold for €12.5 million. Demand for office property continues to grow due to the expansion of the IT sector and international business in Cyprus. New business centres and residential complexes are actively being developed in Agioi Omologites and Lakatamia.

Paphos and Larnaca Continue to Attract Investors

Paphos was one of the leaders in transaction value growth in 2025. Total sales reached €1.3 billion, up 17% compared to the previous year. The most expensive transaction in the region was a land plot of nearly 35,000 m2 along Makariou Avenue, sold for €13.9 million. Demand also remains strong for property in the Akamas and Peyia areas, where tourism infrastructure is developing rapidly.

In Larnaca, the market grew by 15%, with the total value of transactions reaching €1.1 billion. The number of sales increased to 5,735. Investor interest is concentrated around Livadia and Skala, where large-scale coastal redevelopment and new residential projects are underway. The most expensive deal in Larnaca was the sale of a land plot of approximately 27,000 square metres for €9.2 million.

Ayia Napa and Protaras Strengthen Their Position in the Premium Segment

The free areas of Famagusta remain among the fastest-growing regions in Cyprus. The total value of transactions increased by 27% to €316 million. The luxury property segment is expanding especially rapidly. The most expensive sale in the region was a villa in Ayia Napa Marina valued at €6.2 million. Another land plot in Ayia Napa’s tourist zone was sold for €6 million.

Experts note that Cyprus’s eastern coastline is increasingly competing with Limassol in the premium real estate segment thanks to the development of marinas, five-star resorts, and new seafront residential complexes.

Why the Cyprus Real Estate Market Continues to Grow

Despite high interest rates and rising housing prices, the Cyprus property market remains one of the most resilient in the region. Demand continues to be driven by foreign investment, the relocation of international companies, the island’s tax advantages, and strong interest in seafront real estate.

Buyers from Israel, the United Kingdom, Europe, and the Middle East are particularly active. Another important growth factor is the limited supply of high-quality housing in the most desirable areas.

PwC experts forecast that the market will remain highly active in 2026, although growth may become more moderate due to rising construction costs and stricter bank controls over mortgage lending.
