Ask Wire published a new report analyzing luxury real estate sales in Cyprus, highlighting the largest transactions in May 2025.
The largest property sold was a plot in Engomi, Nicosia, for €12.5 million.
Another land sale agreement was signed in the same area for €2.8 million. Limassol led in terms of the number of luxury real estate transactions in May 2025. Five out of ten sales agreements were signed in this city, totaling €12.1 million. These included:
- a plot of land in the Katoliki area for €2.85 million;
- a house in the Apostolos Petrou area for €2.7 million;
- a house in the Agios Athanasios area for €2.3 million;
- a house in the Germasogeia area for €2.15 million;
- a house in Germasogeia for €2.1 million.
In May, two high-end real estate deals were made in Paphos: a €7 million villa in Kato Paphos and a €2.2 million house in Mutallo. One deal was made in Larnaca: a €2.25 million plot of land in Agios Nikolaos.
In May 2025, around 50 properties were sold in Cyprus for a total of €75.7 million.
The 10 most expensive properties sold in Nicosia accounted for 31.4% of the value of these sales, followed by Limassol (27.6%), Paphos (21.2%), Larnaca (13.8%), and the free areas of Famagusta (6%). The ten most expensive properties in Nicosia sold for €23.8 million; in Limassol, they sold for €20.9 million; in Paphos, for €16.1 million; in Larnaca, for €10.5 million; and in the free areas of Famagusta, for €4.5 million.
May was the second most successful month of 2025 for luxury real estate sales, second only to March. Half of the 50 most expensive deals exceeded €1 million. Furthermore, compared to April, activity in the luxury real estate market increased in all regions. Residential houses played a particularly noticeable role — six of the 22 house transactions were among the ten most expensive, commented Pavlos Loizou, CEO of Ask Wire.
