The first show residence of the new The Landmark Residences development has opened in Nicosia. Potential buyers can now see the apartment interiors in person, assess the quality of the finishes and get a sense of what it would be like to live in one of the capital’s most anticipated new developments.
The project combines residential property, office space and a 5-star hotel in central Nicosia. According to the developer’s concept, the complex introduces a new urban lifestyle based on the principle of Live. Work. Enjoy.
Visiting the show residence allows buyers to assess the future apartments not only through floor plans and visualisations, but also in a fully completed interior. Natural wood, marble, fabrics and materials in warm, natural tones have been used in the design. Large windows provide plenty of natural light, while the apartments offer views over Nicosia and the green park located in front of the complex.
The show residence is also decorated with artworks from Artion Gallery, highlighting the project’s concept as a combination of contemporary architecture, design and art.
54 apartments and three exclusive Sky Villas
The Landmark Residences residential tower has 17 floors and 54 residences. Buyers can choose from one-, two- and three-bedroom apartments. A special feature of the development is 3 exclusive Sky Villas with private urban gardens and swimming pools. They are designed for buyers seeking the highest level of privacy in the centre of Nicosia.
The project’s main distinguishing feature is its location directly within the grounds of a 5-star hotel. Residence owners have access to the hotel complex’s facilities, including restaurants, wellness and fitness areas, business spaces and other services.
For everyday comfort, the development provides 24-hour security, concierge services, professional property management, underground parking, smart living solutions and elements of sustainable architectural design.

The Landmark Nicosia: hotel, residences and business in one complex
The residential development is part of the larger The Landmark Nicosia complex, which also includes an office tower and The Landmark Nicosia, Autograph Collection hotel. The hotel became the first property in Cyprus to join Marriott’s international Autograph Collection. Today, it operates as a 5-star city hotel combining business and leisure infrastructure.
The hotel has 265 rooms and 18 suites. Restaurants and other dining venues operate on site, including Sumosan — the brand’s first restaurant in Cyprus — as well as the Mediterranean concept Vetrina, which opened on 28 February 2026. The facilities also include indoor and outdoor swimming pools, a spa, fitness centre, tennis and padel courts, conference spaces, a gallery and boutiques. Next to the hotel are the two towers of The Landmark Nicosia and a 10,000 m2 green park.
Most apartments have already been sold
Interest in the project from both local and international buyers has been strong: 60% of the apartments have already found owners. The opening of the first show residence therefore comes at a time when a significant share of the residential inventory has already been sold.
The Landmark Nicosia is located at 98 Arch. Makarios III Avenue in Nicosia. The hotel reopened on 2 December 2025, while the project’s official website states that construction of the two towers, comprising 54 residences and Grade A office space, has been completed. The arrival of The Landmark Residences is a notable development for the Nicosia property market, offering a format in which a private residence is combined with the infrastructure of a five-star hotel, with homes, workplaces, restaurants and services all located within one urban complex.
