The Cyprus Department of Environment has issued a permit for the construction of a new large-scale complex on the site previously occupied by the KEAN soft drinks factory. The preliminary cost of the project is estimated at €189 million. Before construction begins, all old buildings on the plot, located opposite the famous Dasoudi Park, will be demolished.
Residential skyscrapers and office center
The project includes four residential towers and one office building. Two high-rise structures on the southeast and southwest sides of the plot will reach a height of 84–85 meters, with 19 floors each. They will house spacious premium-class apartments as well as 23 swimming pools with a total capacity of 500 m³. The first floors of the buildings will feature retail areas and leisure zones, while parking will be provided on underground and semi-underground levels.
The third building of the project is an office tower on the eastern side of the site. It will comprise 17 floors and reach a height of 71 meters, making it one of the city’s largest business centers. Parking is planned both underground and at ground level.
Additional infrastructure
In the northwest and northeast sections of the complex, two more residential buildings are planned: one 13-story tower (59 m) and another 9-story tower (40 m). One of them will feature 17 swimming pools with a total capacity of 460 m³.
In addition, the eastern section of the project will host a modern community center with leisure and social areas. Its maximum height will be 10 meters, and it will include 9 swimming pools with a combined volume of nearly 1,000 m³ for residents and visitors.
As part of the KEAN project, new residents will enjoy a wide range of amenities and services: a public square, landscaped gardens, an event lawn, basketball and tennis courts, a children’s playground, an outdoor gym, a main lobby, restaurants and bars, a clubhouse, a pedestrian bridge to the beach, and spacious terraces.
Significance for the city and economy
The KEAN project will become a new symbol of modern Limassol. It will transform the Germasogeia district into a prestigious residential and business hub, enhance its tourist appeal, attract new foreign investors, and create hundreds of jobs.
According to experts, the complex will fully comply with European standards of energy efficiency and sustainable construction. It is already regarded as one of the key directions in Limassol’s urban development, where demand for premium real estate continues to grow.
