First Phase of TEPAK Student Housing Construction Nears Completion in Limassol

Starting from September 2026, the Cyprus University of Technology (CUT) will begin accommodating the first students in new dormitories that will soon be commissioned in the area of the former village of Verengaria (Kato Polemidia), in the suburbs of Limassol. The complex is considered one of the largest infrastructure projects in higher education in Cyprus in recent years and is intended to partially solve the shortage of affordable student housing amid rising rental rates in the region.

The first phase of construction, including 154 beds, must be completed by June 30, 2026, so that the university can welcome its first residents at the start of the new academic year. At the same time, the university announced a tender through the state electronic procurement system for comprehensive management and operation of the residences.

Contract terms and residence management

The contract with the selected operator will be concluded for a period of 3 years with the possibility of extension for another 2 years at the initiative of the university. In the event of an extension, the contractor will be obliged to accept this decision without the right to refuse.

The management company will take on the full cycle of administration: organizing student accommodation and services, financial accounting and payment control, building operation, cleaning, technical maintenance, site security, sanitation, maintenance of green areas, and compliance with all regulatory requirements of the Republic of Cyprus. Responsibilities will also include providing the necessary equipment, software, and material and technical resources for the stable operation of the complex.

The main goal of the agreement is to ensure safe, comfortable, and economically efficient operation of the dormitory with a transparent payment system and strict compliance with internal residence rules.

Project scale and campus infrastructure

The student complex consists of nine buildings with a total capacity of 500 people. It includes: a gym, cafe-restaurant, mini-market, multifunctional event hall, laundry rooms, storage facilities, and a two-level underground parking facility. The architectural concept was developed by Eraclis Papachristou Architects, known for modern educational and residential projects in Cyprus.

The total area of enclosed spaces exceeds 30 thousand m2, of which about 16 thousand are included in the building coefficient. The underground levels provide 218 parking spaces for cars, 140 spaces for bicycles, and 110 for mopeds. Parking for two-wheeled transport will be free, while the annual cost for car parking is expected to be about 200 euros plus VAT and will be included in the overall accommodation bill. The second phase of construction, involving completion of all remaining works and full commissioning of the complex, is scheduled for September 2027.

Room format and living conditions

A total of 487 residential units will appear in the new student campus: 474 studios with an area of 18 m2 and 13 two-person apartments with an area of 56 m2. Some units will be adapted for students with disabilities. Each studio will be equipped with a private bathroom and its own kitchenette with a stove, oven, extractor hood, and refrigerator. The project does not include shared kitchens or shared sanitary blocks, which corresponds to modern European standards of privacy and comfort in student housing.

Residence contracts will be concluded for 10 or 12 months with a fixed start date of September 1. The maximum term of a single contract will not exceed one year, however students will be able to reapply annually for extension of their stay.

Allocation policy and high demand

According to university estimates, demand for rooms will be at least twice the available supply. All CUT students, as well as participants in academic programs including Erasmus, will have the right to apply. Priority in allocation is planned to be given to undergraduate students taking into account socio-economic criteria.

A certain number of rooms will be reserved for international students and exchange program participants. The university is also considering the possibility of guaranteed accommodation for first-year students during their first year of study.

All accommodation decisions will be made exclusively by the university Housing Office, not the management company.

Summer accommodation and short-term rental

Rooms with ten-month contracts will be vacated and used within a summer accommodation program. This will allow hosting participants of conferences, summer schools, and academic events organized by faculties and partner organizations. The minimum short-term rental period will be three days, the maximum two months. Short-term accommodation is also provided for invited lecturers, researchers, and university staff for up to 30 days during the academic year.

Cost of accommodation and financial indicators

The estimated rental cost of a studio for one person will be 450 euros per month, and a two-person apartment will be 400 euros per month. Students with a high social assessment may be offered rooms at a reduced price.

The expected annual income from full occupancy of the dormitory is estimated at approximately 2.69 million euros excluding summer accommodation. Additional summer income may exceed 90 thousand euros with an average rate of about 30 euros per day and occupancy of approximately 100 rooms.

The launch of the new CUT student complex will significantly expand affordable accommodation opportunities near academic buildings and reduce students’ dependence on the commercial rental market.

The project in Verengaria not only increases the number of places but also forms a modern model of a university campus with autonomous infrastructure, security, and a transparent management system.
