The Nicosia Municipality officially inaugurated its first municipal student residence within the old town. The building, located at the intersection of Voulgaroktonou, Arsynois, and Komninu streets, is a restored architectural monument converted into a functional space with 50 fully equipped rooms, an inner courtyard, and facilities for people with disabilities. The project symbolizes the fusion of tradition with modern living.
The official opening ceremony was attended by Nicosia Mayor Charalambos Prentzzos, who thanked everyone involved in the project and welcomed the students who will live and study in the historic heart of the capital. Honorary guests included Cyprus Finance Minister Makis Keravnos, Bishop Gregory, and representatives from the University of Cyprus and the National and Kapodistrian University of Athens. The project was funded through the Cyprus Recovery and Resilience Plan “Cyprus – Tomorrow” and the NextGenerationEU program, supporting innovative and socially-oriented urban projects.
Living Conditions: Comfort, Functionality, and Accessibility
The residence has already welcomed its first 24 students, including citizens from Cyprus, Greece, India, Palestine, and the United Arab Emirates. All rooms are furnished to modern standards and fully equipped with: a desk, chair, bed with pull-out drawer, bedside table, built-in wardrobe, private bathroom, and a fully equipped kitchen with a refrigerator, microwave, electric stove, and extractor hood. Each room also has an air-conditioning system for heating and cooling.
The residence is equipped with solar panels, video surveillance, a security alarm system, automated lighting, access control, and an emergency assistance system for students with disabilities. Laundry facilities include 12 washing machines and 12 dryers, and common areas provide space for relaxation and social interaction.
Tuition Fees, Room Allocation, and Applications
Rental fees are based on social criteria and vary depending on room size:
- Single room (13.52 m²) — €243
- Larger single room — €350
- Disability-adapted room (20 m²) — €360
- Double apartments range from €352 (19.55 m²) to €478 (26.57 m²)
The rent includes utilities — electricity, water, internet, cleaning of common areas, and maintenance — ensuring a comfortable and transparent living experience.

According to Nicosia Deputy Mayor Chrisanthos Fakas, the opening of the student residence is part of a broader plan to revitalize the old town. The project also includes relocating the University of Cyprus faculty to the Faneromeni school building, establishing the CYENS research center, and opening the medical faculty of the University of Athens. These initiatives aim to make Nicosia’s old town a vibrant hub for students, innovation, and youthful energy.
