Housing and maintenance costs in Cyprus are rising rapidly, forcing families to budget more carefully. This applies not only to buying or renting property but also to ongoing maintenance, repairs, and fixed payments. According to the Statistical Service, the cost of housing services has increased significantly in recent years, with some categories showing record growth.
Rent and utility costs
The primary housing rent index rose 3% year-on-year in July and 16.6% over the past four years. At the same time, fixed utility bills also increased. Garbage collection and disposal became 2.2% more expensive in one year and 8.7% more expensive in four years, while sewerage rates remained unchanged.
Home repair and improvement services
Interestingly, prices for repair work in Cyprus are rising faster than inflation. In July 2025, for example, plumbing services increased by 1.1% year-over-year, but the increase over four years was 30.2%. The price of electrician services increased by 2.8% over the year and by as much as 51% over four years. Painting work showed record growth of 15.8% over the year and 65.1% over four years. The price of heating system maintenance increased by 3.4% over the year and by 17.9% over four years. Carpentry services increased by 2.6% in one year and 41.9% in four years, while other repair services increased by 4.2% in one year and 33.6% in four years.
Additional expenses in apartment buildings
In addition to basic expenses, residents of multi-story buildings in Cyprus face mandatory payments for maintaining common property. In July, the index of such expenses increased by 1.1% year over year. Additionally, cleaning and home care products increased in price, rising 1.2% over the year and 21.4% over four years.
Economic Context and Outlook
According to experts, the increase in expenses is linked to not only inflation, but also higher costs for building materials, energy, and labor. Demand for skilled workers remains high, and the shortage is pushing prices even higher.
Families in Cyprus are revising their budgets to account for not only rent or mortgage payments but also home repair and maintenance costs. For many, these expenses are becoming comparable to basic expenses, such as food and transportation.
