10 Most Expensive Properties sold in June 2025 in Cyprus

The consulting firm Ask WiRE conducted a new study analyzing luxury real estate sales in Cyprus. The study highlighted the ten largest residential transactions that were completed in June 2025.

Limassol is in the lead, but other cities are not far behind

The total value of the ten most expensive properties sold in June exceeded €27.1 million. The most expensive property was a villa in Ayia Napa, in the free areas of Famagusta, which sold for €6.2 million. Another villa in the same resort town sold for €4.8 million. In terms of the number of high-end real estate transactions, Limassol led the way in June 2025, accounting for four of the ten sales contracts, with a total value of €9.9 million. These included:

  1. Plot of in the Germasogeia area for €4.5 million;
  2. Apartment in the Germasogeia area for €1.9 million;
  3. House in Katoliki for €1.8 million;
  4. Plot in the Ipsonas area for €1.7 million.

Two high-end real estate deals were concluded in Nicosia in June. Specifically, a plot of land in the Latsia district sold for €1.8 million, and a plot of land in the Archangelos Antoupoli district sold for €1.4 million. Two more deals were made in Larnaca. These included an apartment in the Skala district for €1.4 million and an apartment in the Agios Nikolaos district for €1.2 million.

These are record figures for the first half of the year

From January to June of 2025, the total value of the ten most expensive properties sold in Cyprus amounted to €169 million. Limassol received the lion's share of transactions: six out of ten contracts for luxury properties were concluded in this Cypriot city. Among them:

  1. A residential complex in Tsiflikia for €44.8 million.
  2. Commercial real estate in Agios Athanasios sold for €28.5 million.
  3. An apartment in Neapolis sold for €9.35 million.
  4. A plot of land in Tsarekou sold for €8.2 million.
  5. A house in Mesa Gethonia for €7.5 million;
  6. An apartment in Germasogeia sold for €7.4 million.

In Nicosia, two high-end real estate deals were made between January and June. Offices in the Agios Georgios area sold for €29.3 million, and a plot of land in Engomi sold for €1.4 million. Two more deals were concluded in Larnaca. Among them was an apartment in the area for €12.5 million. Two more deals were made in Paphos: One was a plot of land in the Agios Theodoros area for €13.9 million, and the other was a villa in the Kato Paphos area for €7.6 million.

Sales continue to grow: +16.8% for the year

Compared to the same period in 2024, the total value of the 50 largest sales increased by 16.8%, reaching €306.1 million. Ask Wire CEO Pavlos Loizou noted that luxury real estate transactions performed very well and that investor interest remains high.

He emphasized that growing demand for land with development potential indicates long-term prospects and expectations for future market growth. Activity is not limited to one region, which speaks to the flexibility, stability, and attractiveness of the Cyprus real estate sector as a whole.
