The consulting firm Ask WiRE conducted a new analysis of luxury property sales in Cyprus, highlighting the ten largest residential transactions concluded in July and August 2025.
July Figures
The total value of the 10 most expensive properties sold in July exceeded €31.95 million. The largest transaction took place in Limassol — a building in the Katholiki area sold for €9 million. The city also led in the number of high-value property deals, accounting for 4 out of 10 of the top sales, totaling €18 million. Among them were:
- An office building in the old town — €4 million
- A plot of land in Agios Tychonas — €2.8 million
- A house in Mesa Geitonia — €2.2 million
In Nicosia, two major sales were recorded: apartments in Agios Andreas and Agia Omologites, each sold for €2.15 million.
The Famagusta free areas saw two land transactions in Paralimni, valued at €2.76 million and €2.2 million respectively.
In Kato Paphos, a plot of land sold for €2.75 million, while Larnaca registered a €1.95 million deal.
The combined value of the 50 most expensive real estate transactions in July (ten per district) reached €72.8 million, distributed as follows:
- Limassol: €25 million (34.4%)
- Nicosia: €16.8 million (23.1%)
- Paphos: €11.8 million (16.2%)
- Famagusta (free areas): €11.4 million (15.6%)
- Larnaca: €7.75 million (10.6%)
August Figures
August 2025 proved particularly significant for the luxury property segment. The 10 largest transactions totaled €83.5 million, with the biggest sale being an office building in the Tsiflikoudia area of Limassol for €58 million — one of the year’s most expensive deals.
Limassol once again dominated, accounting for five of the top ten transactions, including:
- A land plot in Katholiki — €9 million
- Another land plot in Katholiki — €2.66 million
- A house in Asomatos — €2.5 million
- An apartment in Mouttagiaka — €2.3 million
In the Famagusta free areas, three major deals were signed:
- A house in Ayia Napa — €2.97 million
- A house in Paralimni — €2.7 million
- Another house in Paralimni — €2.4 million
Larnaca and Paphos each recorded one high-value sale:
- Larnaca (Skala area) — land plot for €4.3 million
- Paphos (Konia area) — land plot for €2.6 million
The total value of the 50 most expensive deals in August reached €128.6 million. Limassol consolidated its position as the epicenter of high-end real estate, accounting for 61% of the total value of all transactions that month.
The Famagusta free areas unexpectedly ranked second, with €17.3 million (13.5%), surpassing Larnaca (12.5%) and Paphos (8.2%). Nicosia came last with 4.8%.
Market Analysis
According to Pavlos Loizou, CEO of Ask WiRE, July was a unique month, as every region of Cyprus appeared among the top high-value transactions — a rare occurrence that indicates widening geographic demand for luxury real estate.
Loizou highlighted the Famagusta free areas, which not only overtook Larnaca but also nearly matched Paphos in the number of large-scale deals. This surge is attributed to a series of sales exceeding €1 million, while Larnaca and Paphos recorded far fewer such transactions.
In August, Limassol reaffirmed its position as the leader of the luxury market, with the €58 million office complex sale further strengthening its reputation as Cyprus’s key financial and investment center.
Meanwhile, Famagusta demonstrated growth not only driven by tourism but also by rising investor interest in coastal areas.
