Skycoast Ltd has received approval from the Cyprus Department of Environment for a large-scale project called Rodia Residences, located in the village of Mandria in the Paphos district. According to the press release, the plan is to build a modern residential complex comprising three small apartment buildings and ten stylish townhouses, as well as swimming pools, landscaped grounds, parking areas and a biological treatment plant.
Architecture and layout
The three residential buildings will consist of two floors and a basement, reaching up to 9.5 metres in height. They will house 12 two-bedroom apartments, each with an area of approximately 78 m². Additionally, the project will comprise ten spacious two-bedroom townhouses, ranging in size from 98.2 m² to 101.4 m². The residential complex is designed to accommodate up to 184 people for permanent residence or vacation. The grounds will also feature two swimming pools: a main pool with a capacity of around 224 m³ and a children's pool with a capacity of around 9 m³.
Infrastructure and amenities
The project includes private driveways, footpaths, pavements, green spaces and convenient parking. There will be 46 private parking spaces for residents, plus seven spaces for guests and four spaces for people with disabilities. An underground biological treatment plant with a third degree of purification and a capacity of approximately 46 m³ per day will be installed to treat wastewater. The total area of the development site is approximately 6,337 m².
Cost and prospects
According to preliminary estimates, investment in the project will amount to €5.5 million. The complex will combine modern architecture with high-quality finishes and harmony with the natural landscape. Residents will be able to enjoy panoramic views of the Mediterranean Sea and peace and privacy while remaining close to Paphos' infrastructure.
Real estate market experts note that projects of this calibre in Paphos are in steady demand among foreign investors, particularly within the premium seaside housing sector. Rodia Residences is expected to be one of the most attractive new developments in the region once construction is complete.
