The Department of Land Resources and Research has published the latest property sales data for Cyprus, covering both local and foreign buyers in August 2025. According to official statistics, 1,135 properties were sold in the island nation last month, which is a 1% decrease on the previous month. Of these transactions, 59% were completed by local buyers and 41% by foreign investors.
Real estate sales in the domestic market
Real estate sales in the domestic market remained stable in August 2025: 649 contracts were signed, compared to 650 in August 2024. Looking at Cyprus's cities, sales declined in all regions except Limassol, where 267 transactions were concluded compared to 183 a year earlier (+46%). In Nicosia, sales fell by 6% in August (177 contracts compared to 189); in the free areas of Famagusta, sales fell by 33% (36 contracts compared to 54); in Larnaca, sales fell by 36% (104 contracts compared to 140); and in Paphos, sales fell by 23% (65 contracts compared to 84).
From January to August 2025, however, domestic sales increased by 12% compared to the same period in 2024. Growth was recorded in all regions of Cyprus at the same time.
It should be noted that actual sales figures in this category include a number of "non-sale" agreements, such as loan restructuring, debt repayment and debt-for-asset swaps, agreed between banks and borrowers who have defaulted on their obligations as part of banks' efforts to reduce their portfolios of non-performing loans. Unfortunately, the Department of Lands and Surveys does not publish these figures separately.
Real estate sales to foreign investors
As for transactions with foreign investors, these decreased by 1%, from 485 to 479, compared to August 2024. At the same time, sales increased only in Larnaca and Paphos. In more detail:
- Limassol: 149 vs. 163 transactions (-9%);
- Nicosia: 31 vs. 34 transactions (-9%);
- Paphos: 158 vs. 152 transactions (+4%).
- Larnaca: 117 vs. 104 transactions (+13%).
In the free areas of Famagusta, there were 24 vs. 32 transactions (-25%).
From January to August 2025, sales of real estate to foreigners increased by 14% on an annualised basis. Sales increased in all cities in Cyprus.
Real estate sales to EU citizens
Compared to the same month in 2024, real estate sales to EU citizens in August 2025 increased by 3%, from 150 to 155 transactions. However, while Larnaca saw a 15% increase (31 vs. 27 transactions) and Paphos an 11% increase (65 vs. 61 transactions), the other three cities experienced a decline: the free areas of Famagusta by 17% (10 vs. 12 transactions), Nicosia by 6% (16 vs. 17 transactions) and Limassol by 5% (37 vs. 39 transactions).
In the first eight months of 2025, real estate sales to EU citizens increased by 25% compared to the same period in 2024. At the same time, growth was recorded in all districts.
Real estate sales to third-country nationals
Real estate sales to third-country nationals fell by 3% in August 2025: 324 properties were sold, compared to 335 in August 2024. While sales in Larnaca increased by 12% (86 vs 77) and remained stable in Paphos (97 vs 97), sales fell in the other three cities: by 30% in the free areas of Famagusta (14 vs 20), by 12% in Nicosia (15 vs 17), and by 10% in Limassol (112 vs 124).
In the first eight months of 2025, real estate sales to buyers from non-EU countries increased by 6% compared to the same period in 2024. Growth was recorded in all districts at the same time.
