The first half of 2025 ended on a positive note for the Cypriot real estate market. According to official data from the Land Department, the total number of registered sales transactions nationwide reached 8,729, a 15.6% increase from the same period in 2024 (7,553 transactions). This growth highlights sustained interest in real estate on the island from both locals and foreign investors.
Larnaca led the way in terms of growth
All major cities in Cyprus showed positive dynamics. However, Larnaca stood out the most with a 23.6% increase, rising from 1,576 transactions in 2024 to 1,948 in 2025. This growth is due to increasing interest in developing areas and more affordable housing prices.
Nicosia, the capital of Cyprus, recorded a 14.1% increase in sales, reaching 2,010 (compared to 1,762 the previous year). The positive trend continued throughout the year despite a slight slowdown in June.
Traditionally the most active region in terms of the number of transactions, Limassol showed an increase of 13.5%, rising from 2,401 transactions in 2024 to 2,725 in 2025. This confirms sustained investment interest in the city from Cypriots and foreigners alike. Growth was also observed in the free areas of Famagusta (19.8%) and Paphos (11.2%), indicating broad geographical coverage of investment activity across the island.
Foreign interest remains strong
From January to June of 2025, foreign buyers accounted for 38.8% of total sales, or 3,388 transactions, while Cypriot citizens accounted for 61.2%, or 5,341 transactions. These figures highlight continued strong international demand despite global economic uncertainty.
In June 2025, growth slowed but the trend continued
In June 2025, 1,544 real estate sales transactions were registered in Cyprus. This represents a 16.8% increase compared to June 2024, when 1,322 transactions were recorded. However, compared to May, when the increase was 30%, there was a slowdown in growth.
Looking at the cities in more detail:
- In Nicosia, the increase was only 2%, compared to 26% in May.
- In Limassol, the number of transactions increased by 13%, compared to 18% in May.
- In the free areas of Famagusta, it increased by 21%, compared to 54% in May.
- In Paphos, it increased by 13% compared to 44%.
- In Larnaca, it increased by 44%, compared to 37% (once again showing the best result).
Of the total transactions in June, 576 (37.3%) were made by foreigners, while 968 (62.7%) were made by local residents. This confirms the steady trend of recent years: domestic demand remains the key driver of the market, though foreign investment continues to play an important role.
