Apartment and House Prices in Cyprus Continue to Rise

The cost of renting housing in Cyprus continues to rise sharply, making home ownership an increasingly unattainable luxury for many residents of the island. Young families, students, and those just starting out on their own are among the hardest hit. In many parts of Cyprus, the monthly rent for an apartment now exceeds the equivalent of an average salary, forcing many Cypriots to continue living with their parents well into their 30s and even 40s.

Real estate experts note that the problem of high rental prices has existed for several years, but the situation has worsened noticeably in recent times. Despite government housing programmes and promises to increase the supply of affordable homes, demand continues to far exceed available stock. This is particularly evident in the island’s major cities and tourist areas.

Why Renting in Cyprus Has Become So Expensive

One of the main reasons behind rising rental prices is the strong demand for property from foreign professionals, IT companies, and investors. Following the relocation of numerous international companies to Cyprus, particularly to Limassol, the rental market has come under significant pressure. Additional factors include the growth of short-term holiday rentals through Airbnb, limited construction of affordable housing, and rising building material costs.

Just a few years ago, finding an apartment at a reasonable price was considerably easier. Today, even older unfurnished apartments are being rented at rates that were once considered premium. In many cases, monthly rent for a three-bedroom property reaches €2,000–2,300.

Limassol Remains Cyprus’s Most Expensive City

The highest rental prices are currently found in Limassol and its suburbs. The city remains the island’s main business hub and attracts a large number of foreign employees and investors.

Within Limassol itself, the monthly rent for a one-bedroom house has reached approximately €1,150, while a two-bedroom house costs around €1,550 and a three-bedroom property can command as much as €2,250 per month. Apartment rents also remain exceptionally high: a one-bedroom apartment typically costs around €1,050 per month, while a three-bedroom apartment can reach €1,850.

In areas such as Agios Tychonas, Germasogeia, and Parekklisia, prices are even higher. In some cases, the rent for a three-bedroom house reaches €2,300 per month, making such properties unaffordable for many families.

Housing in Nicosia Remains More Affordable

The Cypriot capital remains more affordable than the coastal cities. In Nicosia, the average rent for a one-bedroom apartment is approximately €600 per month, while a two-bedroom apartment costs around €850 and a three-bedroom apartment slightly exceeds €1,000.

In popular districts such as Engomi and Strovolos, rental prices are higher but still significantly lower than those in Limassol. More budget-friendly options can be found in areas such as Anthoupolis and Agios Dometios, where rents remain relatively affordable for students and young families. Experts attribute Nicosia’s more moderate prices to lower tourism demand and a larger supply of available housing.

Larnaca and Paphos Continue to Become More Expensive

Rental prices in Larnaca have also increased significantly in recent years. One-bedroom apartments are now renting for €700–725 per month, while three-bedroom apartments can cost more than €1,100. Housing close to the sea and within new residential developments has seen particularly strong price growth.

Paphos remains one of the more affordable cities in Cyprus for renters. In some areas, one-bedroom apartments can still be found from around €375 per month. However, rental prices there are also gradually increasing due to growing interest from foreign buyers and digital nomads.

The Most Affordable Housing Is Found in the Free Famagusta Area

The lowest rental prices on the island are still found in the free areas of Famagusta. In Ayia Napa and Paralimni, apartments can be rented for considerably less than in Limassol or Larnaca. For example, one-bedroom apartments start at approximately €450 per month. Even three-bedroom apartments are often cheaper than small apartments in Limassol. However, specialists warn that rental prices in tourist areas can rise sharply during the summer season due to increased holiday demand.

What Lies Ahead for the Cyprus Rental Market?

Real estate analysts believe that housing affordability will remain one of Cyprus’s most pressing social issues in the coming years. Despite new construction projects, the supply of affordable housing is growing too slowly. The government continues to discuss rental subsidy schemes and social housing initiatives, but so far these measures have not been sufficient to significantly influence the market. Experts warn that without a substantial increase in housing supply and stronger control over price growth, rental costs in Cyprus will continue to rise.
