Larnaca Municipality Grants Permission for Construction of Five Buildings in the New Marina Development
In turn, the Cyprus Department of Environmental Protection stated that the project does not require an environmental impact assessment.
In the near future, Kition Ocean Holdings Ltd will commence the construction of the following buildings:
- A 4-story Port Administration building, which will house the Port Authority, Customs, Department of Agriculture, Research and Rescue Coordination Center, Drug Enforcement Service, Veterinary Service, Department of Labor, Larnaca Water Board, and the office of Kition Ocean Holdings.
- A 3-story Police Station with a total covered area of 420m2 and a building coverage of 1260m2. The building will have a height of 16.6m.
- A building at the entrance of the port, consisting of two offices and a storage space, with a total area of 40m2 and a height of 4m.
- A port workshop for the repair of port equipment, cranes, and vessels. The building will have collector grates for leak collection in the vehicle and vessel maintenance area. The building's area will be 1015m2 and the height will be 13m.
- A Department of Agriculture building, where cargo sampling and dispatch to the main laboratory will take place. The building will consist of a central building and a canopy with areas of 72m2 and 220m2, respectively. The building will have a height of 4m, and the canopy will have a height of 8.6m.
The new buildings will be located in the area of Chrysopolitissa, with a total plot area of 179,378m2.
Reminding that the comprehensive port and marina development project in Larnaca will be implemented in four stages:
The first stage, lasting approximately five years, will include the construction of public infrastructure facilities in the marina area and a large coastal area in the city. Additionally, buildings such as the Port Authority headquarters, a yacht club, a port entrance building, and a cruise passenger terminal will be constructed.
The second stage will involve the construction of residential buildings, retail stores, entertainment centers, and parking lots in the marina area. It will also include the construction of a yacht servicing and repair facility and a business park with office spaces, classrooms, and a five-star hotel overlooking Finikoudes Beach.
The third stage will see the construction of a futuristic building with panoramic views in the marina area, housing apartments, a restaurant, and parking facilities. Following that, private villas with gardens, swimming pools, and private docks will be built, and on the north side, a hotel with a conference center and parking.
Finally, the fourth stage will entail the construction of additional private villas with gardens, swimming pools, garages, and docks.
The project is estimated to cost 1.2 billion euros and is being carried out by the Cypriot-Israeli consortium, Kition Ocean Holdings. According to the agreement, the government has leased the port and Larnaca Marina to the company for 40 years, and the real estate within their territory for 125 years.
The Cypriot government is expected to generate revenues of approximately 12 billion euros from the project in the form of lease fees and a percentage of profits.
