A complex of 26 houses with private swimming pools will be built in the Peyia area of Paphos.
The initiator of the project is Celicandia Ltd, which has already submitted an application to the Cyprus Environment Ministry. The construction of the complex is expected to start as soon as the necessary permits are obtained. The project will take 12 months to complete and is estimated to cost €10 million.
It should be noted that the construction site is located approximately 100 metres from the Natura 2000 protected area. Despite this, the Ministry of the Environment did not identify any potential threat to the ecosystem and did not require a specific environmental impact assessment.
According to the report, the environmental impact will be minimal.
Studies have shown that the site lacks natural vegetation due to active development. Olive and carob trees can be found in the surrounding areas, as well as artificial green areas, including gardens and public spaces. As such, the application will be considered without a specific Environmental Impact Assessment.
It should be noted that the total area of the project site is 4,425.6 m2, of which 3,131.4 m2 will be occupied by buildings. The land is located in the P1 urban planning zone, which is intended for holiday homes. In addition to the villas, the developer will build a biological sewage treatment plant, internal road network, green areas and other necessary infrastructure for the convenience of the owners of the complex.
