The 20-story Oceanus Tower skyscraper in the prestigious Limassol Blu Marine coastal development was recently acquired by the international fintech company Exness. The transaction was valued at €102.78 million (excluding VAT). The Cyprus Stock Exchange confirmed the official information and published a statement from the Leptos Group holding company, which sold the property through its subsidiary, Ergomakers Ltd.
The deal was closed in early July 2025, but the official announcement was made recently. Exness is expected to take possession of the completed skyscraper in 3.5 to 4 years.
Why does Exness need the Oceanus Tower?
The company is experiencing rapid growth. In recent years, the number of employees has increased significantly, creating a critical need for new, modern office space. Moving its headquarters to Oceanus Tower will create comfortable conditions for staff and emphasize the brand's status.
The future office will be located in the heart of Limassol, in a complex with direct access to the sea and developed infrastructure.
Blu Marine residents and tenants enjoy unique amenities, including a 24-hour concierge service, a two-level fitness center, private pools, spa and relaxation areas, business centers, lounge areas, and spacious green spaces. Experts are confident that moving to Blu Marine will strengthen Exness's market position and make the company more attractive to employees, customers, and partners.

This is Exness's second major investment in a short period
This is not Exness's first large-scale investment in Cypriot real estate. In June 2025, the company purchased a plot of land in Paphos from REMU, a subsidiary of the Bank of Cyprus, for €70 million. Thus, in just two months, Exness has invested more than €175 million in developing Cyprus's infrastructure. Interestingly, the Oceanus Tower deal was the second largest in the Cyprus real estate market in recent years, second only to the €130 million sale of the Secret Valley complex.
According to analysts, Exness's involvement in the Blu Marine project will stimulate the entire coastal area of Limassol, which is currently one of the fastest-growing areas in Europe.
Limassol Blu Marine is a new icon for Limassol
The Blu Marine project is Limassol's flagship coastal development, redefining urban living in Cyprus. It combines luxury, comfort, and innovation. The project offers future residents and tenants panoramic views of the Mediterranean Sea, access to unique infrastructure, and a premium lifestyle.
The complex will feature 24-hour concierge and security services, secure underground parking, and professional property management. Over 70% of the complex will consist of green areas and open spaces. Residents will have access to a 50-meter outdoor pool, a 25-meter indoor heated pool, a modern two-level gym, spa areas, a sauna, and a hammam. The complex will also feature a private cinema, a golf simulator, a business center, an owners' lounge, a children's playground, and private terraces and landscaped gardens.
