A new multifunctional complex called Athinaion Nicosia is set to rise in the heart of Nicosia. The Cyprus Department of Environment approved the project without requiring a separate environmental study, provided that a number of technical and environmental requirements are met. Tofarco Ltd. will supervise the construction on behalf of Tivoli Property Ltd.
What is Athinaion Nicosia?
The new complex is located at the intersection of Andreas Dimitriou and Evagora streets. The project includes two high-rise buildings connected by a common base. The 19-story, 80-meter-high western tower will house offices and commercial spaces, and the 12-story, 53-meter-high eastern tower will contain residential and retail spaces. Specifically, the complex will have 41 apartments, a gym, and a 100-meter swimming pool.
The complex will prioritize energy efficiency, ecology, and convenience.
The first floors of the complex will house six shops, and the underground section will have parking for 188 cars, including 10 spaces for people with disabilities and 34 spaces for bicycles. Solar panels will cover up to 25% of the complex's energy needs from renewable sources.
Great attention has been paid to water drainage, wastewater treatment, and integration with the public sewerage system. There are no areas of geological or natural vulnerability near the construction site, and the nearest body of water, the Pedios River, is 300 meters away.
Historical Significance of the Site and Development of the City Center
The site of the future complex was formerly home to the legendary Athineon Cinema, which operated until 1991. The building was demolished in 2003, and the site has been used as a parking lot since then. This area will now be given a new lease on life and become a new attraction in the city.
The complex will be built on a 2,634-square-meter site. The total building area will exceed 10,000 m². The project will generate 330 new jobs, 300 of which will be office-based and 30 of which will be commercial. The complex will accommodate 50 people on a permanent basis.
When will construction begin?
Construction will begin as soon as all the necessary permits have been obtained. Construction will take approximately 28 months. The complex will become an architectural symbol of Nicosia and contribute to the city's sustainable development by combining modern quality standards with respect for Nicosia's history.
