The Cyprus Department of Environment has approved the construction of a new private hospital called Mmam Medical Plaza in the Kourion municipality (formerly Ipsonas).
Mmam Real Estate Ltd. is going to build a modern medical facility in the Agios Silas area of Limassol.
The project includes a two-storey building with a basement and a ground floor. There will be 87 beds in the building (76 regular beds, 8 in the intensive care unit and 3 for short-term hospitalisation). The hospital will provide a wide range of medical services in the following areas:
- Surgery
- Bones and joints
- Women's and children's services
- Urology
- Digestive system
- Lab tests
- Heart and heart surgery
- Anaesthesia
- Brain and nervous system
- Microbiology
- Intensive care
When the medical centre opens, it will create more than 100 jobs for doctors, nurses and administrative staff. This will help to increase employment in the region.
The environmental impact assessment says that the construction will cost €10 million.
The site is 8,500 square metres big. 1,210 square metres of this will be used for green areas and public gardens, and the rest (6,857 square metres) will be used for the main building and infrastructure. We will make sure there is plenty of parking during construction. There will be two and a half levels of underground parking, covering an area of 8,000 m2, with space for dozens of cars.
The facility will be built within a residential area along a primary road, as per the local plan. Even though it is close to people's homes, it will still follow all the necessary rules about noise, traffic and health safety. The new hospital will be an important addition to the healthcare system we already have, and will make it easier for people living in Limassol and the surrounding areas to access high-quality medical care.
If we look more closely at the districts of the city, Kato Paphos is the best for short-term rentals. Universal and Chloraka are seeing an increase in activity due to infrastructure projects, Peyia and Sea Caves are seeing a growth in land prices, which are being actively developed with villas, and Polis and Latsi have stabilised after a sharp rise in prices. Tala and Tsada are also very promising, but so far they are growing more slowly.
A report by Ask Wire says that more than % of new flats in Paphos in 2024 were bought by foreigners or people who have a second home in the area. These customers chose properties with high-quality finishes, smart home systems, swimming pools and fitness facilities, and more. So, if the product is not flexible, it will mean less profit. On the other hand, understanding demand helps make projects successful even before they go on sale.
