New 4-Star Hotel to Be Built in Ayia Napa

The Department of Environment of Cyprus has approved the construction of a new hotel in the island’s resort capital — Ayia Napa. The project by T.L.M. Hotels has received a positive environmental impact assessment. The hotel will have a four-star category and will be located on a plot in the T1γ tourist zone, the southern part of which falls within a coastal protection zone where any construction is prohibited. The plot borders the state forest area “Glyki Nero.” The nearest Natura 2000 site is Cape Greco (codes CY3000005 and CY3000010), located 715 m from the future hotel.

What will be built

The hotel will include 60 double rooms. The project provides for three underground levels, a ground floor with service areas and a restaurant, a mezzanine, and four floors with guest rooms. The total plot area is 6,495 m². Of this, 493 m² are allocated for red lines (non-buildable zones along roads), and another 900 m² for public green space. Approximately 39% of the net plot area (about 1,967 m²) will be dedicated to landscaped green zones. The rest will be built up. A vehicle ramp to the underground level will be made using grass paver blocks, while the terrace to the right of the hotel will feature wooden decking. On the southwestern side of the plot, there are palm trees, geraniums, acacias, and other plants — these will be preserved, as a green zone is planned there. The total landscaped area will amount to 3,135 m² plus 900 m² of public green space.

Floor-by-floor details: from parking to a rooftop pool

The lowest, third underground level will be allocated for 21 parking spaces, technical rooms, and storage. The second underground level will include 12 parking spaces (two for people with disabilities), parking for 11 bicycles, and storage. The first underground level will house a loading and unloading area, generator room, waste room, and utility spaces. On the ground floor there will be a reception desk, lounge area, bar, restaurant, kitchen, parking for one bus, spaces for people with disabilities, and landscaped zones. The mezzanine will accommodate a gym, changing rooms, restrooms, and offices. From the first to the fourth floors, there will be 15 rooms on each level (one of them accessible), plus service rooms. A rooftop swimming pool with a volume of 115 m³ will be installed. The roof will also feature a bar, a technical area, and photovoltaic panels.

Current state of the plot and timeline

Currently, a food outlet with an area of about 840 m² operates on the construction site, along with storage and auxiliary premises totaling 305 m² (some of them container-type). All of these will be demolished or dismantled and removed. Architectural design is being carried out by Eraclis Papachristou Architects. The exact construction start date has not yet been announced, but obtaining environmental approval is a key stage, after which site preparation and further permits can proceed. For investors and tourists, this is positive news: Ayia Napa will gain a modern hotel with well-planned infrastructure and minimal environmental impact. Construction is expected to take about two years.
