Modern Residential Complex worth €14 million will be built in Limassol

A large-scale project worth €14 million is set to begin soon in the Mutaytaka district of Limassol. Lindorie Trading Ltd. recently received a building permit from the Cyprus Department of Environment, provided that a number of mandatory requirements are met.

According to the developer's plans, construction will take no longer than two years. The new complex will not only change the city's architectural landscape, but also increase the area's investment attractiveness. The area is developing actively as a tourist and residential center.

The architecture and layout

The future complex will consist of two high-rise buildings connected by two above-ground and one underground level. The first tower will have 10 stories, and the second will have 12. The buildings will feature various types of apartments, including studios, one-bedroom apartments, two-bedroom apartments, and three-bedroom apartments. Specifically, there will be twenty studios and one-bedroom apartments, ten two-bedroom apartments, and two three-bedroom apartments.

The underground section will house a spacious parking lot with room for 116 cars (including six spaces for people with disabilities) and technical rooms. The first and second above-ground levels will feature a reception area, recreation areas, storage rooms, a playground, and a swimming pool.

The estimated building area is 5,967 m², the covered area is 1,776 m², and the maximum height is about 54 m.

The project prioritizes ecology and energy efficiency

The project pays special attention to sustainable development and reducing environmental impact. Solar panels will cover about 25% of the complex's energy consumption and will be installed on the roofs of the buildings. A transformer station of the Cyprus Electricity Authority will be located in the underground section.

To mitigate noise and visual disturbances from the Larnaca-Limassol highway, a green buffer zone exceeding 1,200 m² will be established along the northern border of the site. The southern side of the complex will face residential development and the sea, and the northern side will house technical and auxiliary facilities.

Location and prospects of the area

is considered one of the most rapidly developing areas of Limassol. It harmoniously combines tourist infrastructure, residential neighborhoods, and commercial real estate. To the east of the new complex are shops and offices; to the south are modern residential buildings and aparthotels; to the north is a motorway; and to the west is an undeveloped area that may be developed in the future.

According to city authorities, other large-scale construction projects are underway within a few kilometers of the project. These projects will create a new residential and tourist cluster in the area.

This project is significant for the economy of Limassol

Experts note that investment in Cyprus's construction sector continues to grow and that projects of this scale positively impact employment, tax revenues, and service development. The new complex will provide housing for approximately 100 people, create jobs for staff, and attract up to 20 visitors daily.

Real estate market analysts predict that, once construction is complete, the cost of apartments in Mutayaka will increase by 10-15% due to high demand and limited supply in Limassol's coastal area.
