The Cyprus Department of Environment has recently approved the project called Martingale Plaza. The €42 million building will be constructed within the Agios Athanasios municipality, with completion expected 24 months after construction begins.
Architecture and Specifications
The project envisions a multi-purpose building with three underground levels and seven above-ground floors, reaching a total height of approximately 41 meters. The site area will cover 5,647 m².
The three underground floors, each 3.1 meters deep, will include parking, technical rooms, and security and storage systems. In total, there will be 315 underground parking spaces, plus 42 outdoor parking spaces near the main entrance.

Interior Layout and Business Facilities
The ground floor (3,687 m²) will combine commercial and public spaces, featuring an exhibition hall, amphitheater, conference areas, lobby, café, and a fitness center with changing rooms.
A mezzanine level will include a children’s center, technical rooms, offices, and an indoor winter garden.
From the 2nd to the 6th floors (each about 1,800 m²), there will be office spaces equipped with private terraces, mini-kitchens, and modern engineering systems for corporate use.
The 7th floor (1,345 m²) will host premium offices with access to open terraces.
The roof will feature 419 solar panels and a modern VRV climate control system, emphasizing sustainability and energy efficiency.
Investment and Urban Significance
Martingale Plaza will become an important addition to Limassol’s business infrastructure, strengthening Agios Athanasios’s position as one of Cyprus’s key business clusters.
The project aligns with the national strategy to develop “smart” commercial centers, focusing on energy efficiency, functionality, and tenant comfort.
Designed to accommodate up to 200 people simultaneously, the complex is ideal for international companies, IT firms, financial organizations, and corporate offices.
