The Cyprus Department of Environmental Protection has issued a permit to Pandigi Ltd for the construction of a new skyscraper in Limassol.
According to the notification, the developer intends to construct a 19-storey building with a height of 90.8 metres at the junction of Archbishop Makarios III Avenue and Agia Zoni Street, in the Agios Nektarios area.
The total area of the development site will be 4,061m2, of which 30% or 1,218m2 will be occupied by the high-rise building. The mixed-use project includes:
- 2 basement levels providing parking for 190 cars, including spaces for people with disabilities;
- 19 ground floors with modern office space, apartments, shop, cafeteria, exhibition space, gym, sauna, spa area, changing rooms, steam room, reception area.
Photovoltaic panels will be installed on the roof and façade of the building to cover part of the energy consumption with renewable energy. For the convenience of visitors, in addition to the underground car park, a 21-space surface car park will be built next to the skyscraper.
The cost of the project is estimated at 45 million euros. Construction will begin in the near future. The skyscraper is expected to be operational within 24 months. It is worth mentioning that currently there is a car park on the site where the skyscraper will be built, as well as an abandoned ARIEL cinema. The developer is expected to demolish all unnecessary structures beforehand.

- 1st floor - exhibition space and staff canteen;
- 2nd floor - Gym, sauna, spa, changing rooms, steam room and reception area;
- 3rd to 14th floors - offices;
- 15th floor - File room, maintenance, control and security rooms, building manager's office and conference room;
- 16th floor - function rooms;
- 17th and 19th floors - 3 apartments;
- Roof - landscaped garden.
