The Cyprus Department of Environment has approved a large-scale residential project called AQUA Residences in Larnaca. The project will include two 20-story buildings, each 67.7 meters high.
The license paves the way for construction to begin, which is expected to take about two years.
The €40 million complex, developed by Solvin Ltd., will be located in the promising Dhekelia area and will become a prominent feature of Larnaca's architectural landscape. AQUA Residences will offer 114 modern apartments with one, two, or three bedrooms. For owners' convenience, the complex will include swimming pools, a spa, a gym, cafés, restaurants, and ample parking. The complex will have a total of 155 parking spaces: 114 for residents, 33 for guests, and 8 for people with disabilities.
The development site will span approximately 23,000 m², with 27,224 m² dedicated to residences and 1,294 m² allocated for green spaces.
According to the electromechanical consultants who concluded the project, the building will be highly energy efficient. The expected annual energy consumption is as follows:
- 22.52 kWh/m² for air conditioning;
- 14.56 kWh/m² for water heating;
- 14.56 kWh/m² for lighting;
- Up to 150 kWh/m² is expected for additional needs, such as elevators, pumps, and security systems.
The complex will use renewable energy sources to cover up to 35% of the total electricity demand. Peak load is expected in July. The buildings' roofs will feature electromechanical installations and landscaped gardens, creating an atmosphere of private relaxation and an ecological balance. AQUA Residences combines high standards of sustainable construction, modern comfort, and innovative engineering solutions.
